Great to be at the Hertfordshire Infrastructure & Development Board meeting this morning at the Riding Stables, Hatfield House. The keynote address looked at the direction the new Government is taking with planning reforms and how the homebuilding drive can be a catalyst for economic recovery. It was fascinating to be involved in Ardent “Building The Future: Regeneration & Land Assembly” Conference last week. One of the most fundamental barriers to addressing the housing crisis is a constant theme of slow and stagnant town centre regeneration. A key driver of change we need to see around this is a Local Authority’s political will (and desire) to use Compulsory Purchase powers in their possession in order to unlock sites, assemble land and thus investment, housing delivery and urban transformation. I am always surprised at how little LA bodies implement this potentially transformation tool at their disposal. I am especially keen to explore this theme in next months UKREiiF when engaging with Public Sector partners, and it is through advocacy and optimism that we start to see a cultural change amongst elected members that moves beyond an often perceived as “short sighted” implications of acting out CP in order to see regeneration enabled, investment capital deployed and much-need housing delivery happen and the endless immense social benefit that comes with that. Please can people write and say they want the railway reopening? It is a shared access of former Bedford and Wellingborough lines. Ironically the Bedford-Northampton rail idea is in their proposed Local Plan. Left hand not know what right hand is doing?! Please remember my new email is richard.brta@gmail.com https://lnkd.in/eyEAQsmV Please write and object to this encroachment on a double track railway corridor denying Northampton ability for direct rails to Bedford/Brighton and all in between and also direct Northampton-Bedford-Cambridge rails too. It is cynical and draconian. Yes, we need development, yes we need housing and brownfield, but to block a rail access when the rail alternative is crying out to rebalance gridlocked congestion and harmful pollution, seems very short sighted. #MiltonKeynes In the spotlight again, who is surprised? The article focuses on the success of our city, growth and jobs. However, we must take pause. With the 2050 plans being developed to further improve the city any additional plans must be considered in collaboration and not silo! As it wastes the resources Town & City Councils have spent on the 2050 plan. There is also a need for a second hospital, which has been planned for years but has not been moved forward with. The increase in population and plans by the Central Government to invest in the north of the authority shows we need to consider the impact on critical infrastructure. The increase in population in a city which is very “car-friendly” would mean an increase in pollution. Serious consideration is needed in building a tram system (similar to Croydon & Manchester). Once again, the MK Conservatives consider an infrastructure-first approach, whilst Labour is building housing in record numbers without critical infrastructure being in place. Proposals for the future of the Officers’ Mess site at St George’s Barracks in Rutland received a resolution to grant outline consent last month, unlocking this strategic brownfield site to deliver much-need new homes for the county. The Defence Estate Optimisation (DEO) is a £5.1Bn investment Portfolio of interdependent infrastructure programmes aimed at delivering a modern and sustainable Estate for our military to live and train on. This is being achieved through construction activity, unit and personnel moves and land release where Defence sites have been identified as surplus to military requirement. The project to relocate the military working dogs from St. George’s Barracks to Kendrew Barracks will see the site sold for redevelopment, providing opportunities and King’s Foundation benefits to the local community. The significant and sensitive proposals for the Officers’ Mess bring forward an initial 85 new homes, a new village green, new commercial space, pedestrian routes and green spaces. Bringing forward public sector land for development requires exemplary consultation to ensure transparency, openness and community involvement. The King’s Foundation was brought onboard in the early stages to facilitate design workshops to involve the community, drawing together ideas for what development of the site could look like. Further community consultation, both in-person and on-line, and dialogue with Rutland County Council helped to develop the plans before the indicative masterplan for the site was submitted to the Council.
