In commercial real estate, we talk about two types of space: Usable and Rentable. Usable Square Footage (USF): This is the space that’s all yours. It includes your private offices, workstations, conference rooms, restrooms, storage areas, and any other space only you can access. Rentable Square Footage (RSF): This is the total space you pay for. It includes your usable square footage, plus a share of the common areas like hallways, lobbies, elevators, shared restrooms, and sometimes even outdoor spaces. So, the main difference? Rentable square footage includes common areas, so it’s typically larger than usable square footage. It’s also what’s used to calculate your rent.
