Three of my clients maxed out their First Home Savings Account eligibility of $16,000 but each one did it differently. One deposited $8,000 in November 2023 and another $8,000 on Tuesday, the second deposited $4,000 four times over the course of eight months while the third person started with a deposit of $2,000 and then invested $500 bi-weekly. 📄 🧐 Frequently we hear the question, “Can I omit this exception if I get a copy of the seller’s policy.” In almost all cases this question really refers to using the “Inter-Underwriter Indemnification Agreement” to eliminate title exceptions. This agreement, commonly referred to as “The Treaty” or the “Indem Agreement,” only covers the title issues that are set forth in the Treaty. Most underwriters in NJ are parties to the Treaty. Please remember the existence of the Treaty, is not a substitute for doing a title search, and when you are relying on a prior policy, you must comply with guidelines set forth in FNF Underwriting Bulletin No. 57.
