What are the best markets to covnert hotels into apartments? Naturally, I'm looking for markets that have job growth & population growth since in my model of the world, those are the fundamental drivers of housing demand. However, a hotel to apartment conversion is fundamentally a way to create more affordable (call it "Workforce") housing, so the strategy is most profitable in the places where renters are facing high rents relative to their incomes. Aside from CA (that's for another post), this map shows which markets are best for the HotelSHIFT strategy. I would put major Texas cities, central Florida, Phoenix, and Denver as the top contenders. Those cities also have zoning environments friendly to conversion (in most cases - in my experiecne).

Had a great meeting with a client today in Fitzrovia to discuss planning and executing a strategy for converting three floors, totaling around 3,000 sq ft, above his restaurant into residential dwellings. The long-term plan? We’re exploring options for both long-term rentals under ASTs and serviced accommodations. It's always interesting to work with property owners who are conflicted between these two options. This brings up an intriguing question: How does the rise of serviced accommodation impact estate agents who primarily focus on ASTs? Property owners are certainly intrigued by the potential yields of short lets but often hesitate to make the transition. I'm currently working on a hotel conversion project that is next to a major interstate. An investor recently asked me if having a hotel close to an interstate is a net negative. Hotels tend to be close to major highways. Highways can certainly be noisy and make an area feel less residential. However, I think our residents, on net, like it. Consider this: the portion of monthly income that American's spend on their commute to work is the highest it has been since 1980. Lower income Americans spend a much higher percentage of their income on their commute. In fact, communting is typically their biggest expense behind housing. Hotels have highly central locations - reducing commuting costs for our residents. Being close to major thoroughfares is a major ammenity for workforce housing residents. I put together a list of the 10 most important things to look for when evalauting if a hotel is a good candidate for conversion to multifamily.
