Excessive focus on commercial BERs is leading to poor investment decisions that give both poor and capped environmental returns. EUI needs to be and is becoming the new metric. Government criteria for property it leases from the private sector should be one of the leaders on this front.

💥 ICYMI: ASHRAE has released the latest edition of its energy efficiency standard for existing buildings, expanding its focus on decarbonization. With this announcement of the certified decarbonization professional credential (something our leadership including Sarah Merricks and Mahesh Ramanujam is especially excited about) – along with ASHRAE's publicly committed Paris Agreement-aligned goals, ASHRAE has made clear the industry target must be: net zero. Their 2030 goals expand on this vision and their 2050 goals take a critical step in outlining that all new and existing buildings must achieve net zero greenhouse gas emissions across the whole life cycle. ASHRAE has pushed the market for years. Standard 90.1 has been critical in advancing the green building industry; and by incorporating stricter guidelines like Standards 228 and the proposed Standard 240, it will continue to lead the way. ASHRAE's technical resources are invaluable – like the 2023 guides for understanding grid interactive buildings and building performance standards – as well as their education, events, and policy resources. The list goes on. To help the industry truly scale decarbonization, we must harmonize standards, making adoption less confusing and easier to get started. We need the collective direction of everyone working together. No one organization will achieve this alone. As Mahesh Ramanujam has always stressed, partnership is the new leadership. To reach net zero, we must work together to align all standards on the market. ASHRAE has been doing this for years and is a great example of leadership in pushing for awareness, adoption, and acceleration of decarbonization. BER ratings, based on notional buildings and calculated comparisons, have brought us part of the way on the journey of sustainability in the built environment. Virtually every expert in the area is now advocating that there needs to be a switch of focus to Actual In-Use Carbon Emissions as the better, more effective metric of sustainability.
