The best technical content producer in the world might deliver you a high level of quality output but if they've got no people skills, they won't be able to manage situations that require a LOT of collaboration - especially if there are multiple stakeholders involved (including heavy hitters). If you are hiring someone to manage your content, please don't forget about people skills - IMO they are just as important as technical ability.

As we approach the Christmas holidays, Snowball Developments' tenacious efforts to stay in touch with sellers / brokers of unsuccessful processes in 2023 is paying off. As such, our #tristate industrial acquisitions pipeline is getting stuffed which will lead to a bountiful start to 2024. Some of our deals are significant enough ($15M - $30M) to attract institutional capital, and others (sub $10M) will be #syndicated to our growing investor base of ~80 accredited investors. For those seeking to place capital, we are always seeking new accounts and/or introductions, no matter the cheque size and will always protect brokers. Our current view on the market remains to be: "cautious optimism". What we are finding is that capital scarcity has pushed down pricing on new acquisitions by 10%-15%. Our underwriting is now projecting expanded returns of 300-500 bps (mid 20's IRRs over a 3-4 hold) while we have dampened rent growth forecasts & layered in market debt. Assuming that we are not on the precipice of financial collapse, 2024 acquisitions could be looked back upon as the pricing opportunity of the decade should leasing activity be constant and supply choked off. Despite the strong fundamentals, a significant amount of capital is still looking for distress in other sectors where collapse of employment metrics & consumer credit will have an even greater impact than the industrial sector. Considering most investors are overweight multi-family, retail and office, and thus underweight industrial, we will see how this all shakes out, but we have yet to see a better investment case than supply-constrained industrial submarkets around the NYC region. For example, the Bronx has market rents of $35 NNN...and submarkets within a two hour drive range from $5-$10 NNN and growing. Our investment strategy remains undeterred and basic: acquire at a very low cost basis (building + land), with rents 50% below market, and close with capital to renovate the assets to an above-market standard while seeking out early renewals.
