Great insights from a recent 2024 U.S. Law Firm Office Benchmarking Survey on the ever changing views of office space. I few facts worth highlighting: - 42% of firms surveyed don't expect to change the footprint of their offices over the next three years. - Firms are allocating less space to each attorney, dropping to an average of 755 square feet (SF) per attorney. This is still quite high as the firms that are looking into a hybrid or even 1 to 1 standard size office model are getting closer to 450 SF to 600 SF per attorney. However, this is down from an average of 925 SF per attorney in the 2017-2020 period. - 83% of AmLaw 200 firm leaders want to see their attorneys in the office more, citing the need for professional development and the strengthening of culture. #tenantrep #tenantrepresentation #lawfirmrepresentation #portfoliomanagement #commercialrealestate

This week, Greenberg Traurig opened its 48th office in São Paulo, Brazil. Latin Lawyer covered the move in a feature article. The publication notes that the firm's Latin America practice group co-head Antonio Peña and shareholders Yosbel Ibarra and Arnaldo Rego Jr. will split their time between the São Paulo and Miami offices. In the article, Yosbel Ibarra explains that the Brazilian office is "not a new venture" and that it is a "natural progression of the work that our Latin America practice has been doing for decades." This report sheds light on the space allocation trends among the top law firms in the nation. Surprisingly, 38.1% of these firms allocate 750 square feet or less per attorney, revealing potential efficiency concerns. The study, encompassing 1,400 AmLaw 100 firm locations, unveils that the actual square-foot-per-attorney space allocation often surpasses the 500-750 SF/atty target metric. Specifically, 30.4% of firms are within the 750-1,000 SF/atty range, while a significant 37.3% exceed 1,000 SF per attorney. Remarkably, in close to 18% of instances, the ratio surpasses 1,250 SF/atty, with the average office efficiency standing at 937 SF/atty. As a representative of numerous law firms, I find these statistics intriguing.
