After a decade in the construction industry, I have learnt that one of the biggest problems is finding high-quality individuals and businesses to carry out specific tasks. When hiring a builder, contractor or tradesmen there are a few categories you want complete clarity on. Time frame (the start date and end date). The quality of the work. The price. As well as the above, communication is key throughout this whole process. Unfortunately, achieving this is extremely hard, then compromises are made which results in bad workmanship, delayed projects, and complete miscommunication regarding the price, which then tends to go down the legal route with both the client and the builder out of pocket. I have carried out hundreds of thousands of pounds worth of construction work for both myself and clients, building up a vast network of highly skilled, reliable and professional contacts. The construction industry has a bad reputation when it comes to professionalism, experience and communication. It’s time for change. #ukconstruction

DMRC UNDERTAKING COMPREHENSIVE INSPECTION & MAINTENANCE OF CIVIL ASSETS ACROSS THE NETWORK The Delhi Metro Rail Corporation (DMRC) is carrying out a comprehensive inspection of its physical assets on its corridors to ensure that unusual incidents like the one in Gokulpuri are avoided in the future. As part of this exercise, a total of 26 elevated stations are being inspected on the Pink Line under the supervision of senior officials. During these inspections, vital components such as drains, removal and cleaning of drain covers, adjacent parapets are being thoroughly checked. As per the preliminary assessment, necessary repair work shall be carried out at the earliest on a priority basis. In addition, wherever loose concrete or plaster is being noticed on any structure of the DMRC network, immediate repair work is being done. It is also pertinent to mention that such wear and tear on the civil structures is a routine process due to weather changes and DMRC teams operate regularly to fix such issues. However, in the context of recent incident, such repair works are being done round the clock across the network. Furthermore, as part of these maintenance inspections, DMRC had already started thorough checks on the fittings and pipes (specifically the drain pipes) of all the Metro stations and as a precautionary measure, DMRC has already started securing these iron pipes with clamps on priority basis. Any signs of wear and tear on these pipes may not be easily visible to the naked eye because of their location. Subsequently, these pipes will also be replaced with more durable and easy to maintain uPVC pipes. Unfortunately, even as these repair works were in progress, a portion of such a drain pipe adjacent to the viaduct at Subhash Nagar fell on the road below on the evening of 14th of February 2024, bruising one woman passerby. She was immediately sent to the nearest hospital accompanied by DMRC staff for medical assistance and presently recovering with no major injuries.

Procedure in dealing with Provisional Sums included in the Bills of Quantities Provisional Sum Items are part of the Bills of Quantities used in building / construction contracts as partially defined works in terms of execution and cost. They are security for projects budget and cover part or whole estimated cost / expenses of work whose scope is not fully determined at the time of going to the tender. Even, it is not unknown that is in some cases individual Provisional Sum Item omitted during the execution of the contract. The cost elements of a provisional sum include for materials, labour, equipment and any other costs that may be required to complete the work. Cost of any Provisional Sum Item included in the summary for the Contract / Project Price consists of estimated value for specialists work plus Tenderer’s percentage for Profit and Attendance. Estimated value for tender purposes is based on well-studied market prices by the Employer and/or preliminary quotes from potential Sub-Contractors. Usually works of Provisional Sums Items are intended to (specialised) sub-contractors, but some works can be undertaken by the Main Contractors as well. Under head Provisional Sums within Bills of Quantities may be included one or more PS different work items, like for example, for fencing, ceilings, landscaping, ironmongery, etc. How it looks in practice is shown in the Bill of Quantity on the image below: Description for Provisional Sum in Tender document Bill of Quantities state: Item for the Supply and Installation of Ceilings and Partitions is 30,000.00 That sum is shown in the Amount column. Profit on above Given in % only. Tenderer / proposed Contractor to fill desired % (In this example quoted 10% or 3,000.00) Attendance on above (quoted 10% too, or 3,000.00) Total carried to Summary = 36,000.00 For approved executed works could be certified following, as well: 1. Supply and Installation 32,000.00 + 3,200.00 (10%) + 3,200.00 (10%) = 38,400.00 Total carried to Summary = 38,400.00 or 2. Supply and Installation 28,000.00 + 2,800.00 (10%) + 2,800.00 (10%) = 33,600.00 Total carried to Summary = 33,600.00 That’s all folks! Intended for those who have not had the opportunity to watch the procedure until now! 😊 👨🍳

🔥 Were you aware? In the realm of building construction projects within the UAE, Aluminum Composite Panels (ACP) and Metal Composite Materials (MCM) are subject to compulsory fire testing to guarantee adherence to the UAE Fire and Life Safety Code of Practice (UAE FLSCP). ACP and MCP comprise a core material, preferably mineral-filled with fire retardant materials, snugly ensconced between two coated Aluminium sheets. These materials offer aesthetic appeal with a wide array of colours for adaptable exterior cladding solutions and bring forth attributes like longevity, lightweight, acoustic, thermal insulation, and moisture resistance, and can (when engineered to do so) provide fire performance characteristics and limit flame propagation. As per the stipulations of the UAE FLSCP, ACP/MCM materials used in exterior facades must undergo evaluation and listing by the UAE Civil Defence. This evaluation encompasses two aspects: as a standalone product (test 1) and as part of an exterior wall assembly (test 2), with a specific choice depending on the building's height and occupancy classification. For detailed criteria, refer to the UAE FLSCP, Chapter 1, Table 1.14.a. and Table 1.14.b. Test 1 focuses on scrutinising the core and panel of MCM/ACP as a product, while test 2 appraises the performance of MCM/ACP panels within the context of a wall assembly. Depending on the project's requisites, ACP/MCM can be fixed and installed on either “non-fire resistance-rated, non-loadbearing exterior base-wall assemblies” or “fire resistance-rated, non-loadbearing exterior base-wall assemblies”. An accredited third-party independent certification body (CAB) endorsement proves that ACP/MCM panels have successfully undergone the requisite tests, aligning with code compliance and jurisdictional prerequisites. In the Emirate of Dubai (DXB), the United Arab Emirates (UAE), only MCM/ACP panels that is tested, certified and issued a DXB Specific UAE CoC can achieve product registration with Dubai Civil Defence (DCD) and sell their MCM/ACP panels to projects in Dubai. ESL stands ready to aid ACP/MCM manufacturers in fulfilling the fire safety mandates of the UAE FLSCP. We offer comprehensive assistance by conducting the necessary fire testing and facilitating product certification. Additionally, we can guide manufacturers in obtaining the coveted UAE Civil Defence approval (UAE COC) for their products.
