Ultimately, this is about putting information--and power--in the hands of the tenants.
BREAKING: We've filed a lawsuit against the New York City Department of Housing Preservation and Development. In 2022, New York State passed a law requiring HPD to publish violations in public housing on their online database—which they already do for privately owned buildings. Instead of following the law, HPD keeps NYCHA residents in the dark, preventing them from accessing information that could impact critical housing decisions or their ability to challenge their landlord in court. The lack of transparency also keeps a veil over the reality of building violations throughout the five boroughs, which we know from our clients are heavily concentrated in NYCHA properties. You would never know it from HPD data because they still don't publish it, despite a law that says they must. 🎦 Gentle Density Housing Bylaw Guide: Playback now available! 🎦 Across North America, communities are reconsidering zoning rules that have prevented people from adding a second small dwelling on their property for an aging family member, or pooling resources with friends to build and live together in a multiplex. These bylaw updates can unlock the potential to build housing in greater numbers and varieties in existing neighbourhoods to better accommodate our growing and changing population. Focus is now turning towards developing practical approaches for updating zoning for gentle density housing, and deliver the homes that people want, need & deserve. This week, we were delighted to host over 300 participants from across Canada to showcase our latest resource, "Gentle Density Housing Bylaw Guide: A pathway for local governments", developed with partners at Urban Systems Ltd. and supported by Canada Mortgage and Housing Corporation (CMHC) Société canadienne d'hypothèques et de logement(SCHL), designed to support planners on their gentle density journeys. Lately, I’ve been finding myself in housing court a lot more than usual alongside our lawyers. My presence ensures that I can provide our team with on-demand firsthand knowledge about the building and tenants. It also demonstrates ownership's commitment to resolving issues efficiently and fairly. -- No matter how often I attend, I'm continually struck by how pro-tenant NYC courts are. Unfortunately, property owners must go to great lengths to gain the court's favor, and the slightest misstep can lead to significant setbacks in their cases. As a property manager, it is CRUCIAL to be present in court to minimize mistakes, make better decisions, and properly protect ownership's interests. #nycrealestate #Propertymanagement #Housingcourt

The thing tenant advocates fail to see is that more regulations inherently mean higher rents. Who is driving this? Plaintiff attorneys. Wolf’s in sheep’s clothing who do nothing to solve housing affordability. We need to build an environment that reward the good actors and more acutely punishes the bad ones, owners and tenants. #propertymanagement #realestate #landlordlyfe #landlording
