Thakeham, one of the leading housebuilders in the south of England, has handed over the first nine homes at its Holmhurst St Mary development near Hastings, East Sussex, to Southern Housing, one of the UK’s largest housing associations. Addressing the need for affordable homes in the local community, Holmhurst St Mary is a 100% affordable housing scheme comprising both homes for rent and sale through shared ownership. Thakeham is delivering 208 homes for Southern Housing, including 31 one and two-bed apartments across two blocks and 177 two, three and four-bed family houses. 🏗️ Breaking Ground on Hilltops by Birchmore: A $70 Million Vision for Thurgoona 🏡 The $70 million Hilltops by Birchmore project in Thurgoona has officially begun, with 300 residential lots set to help address housing needs in the Albury-Wodonga area. This development marks one of the largest housing projects in the region, with 177 lots already approved and another 123 pending council approval. With over 70% of stage one lots already sold, Birchmore’s Managing Director, Andrew Peters, highlights the urgent demand for new homes and the company's commitment to meeting it: “We see a critical shortage and aim to deliver homes as quickly as possible for the community.” 🌐 Meanwhile, across the border in Wodonga, the Victorian government has scaled back its initial pledge under the Regional Housing Fund, opting to include “upgraded” existing homes and transitional housing in place of some new builds. GOVERNMENT'S HOUSING GROWTH REINFORCED BY INITIATIVE FOR NEW GENERATION OF NEW TOWNS   Proposed Government planning reforms led by Rt Hon Angela Rayner MP and the recent statements form the Chancellor, Rachel Reeves, have focused on a range of initiatives to deliver housing growth through the proposed changes to the NPPF, and the new initiative to deliver a new generation of New Towns across England. The Ministry of Housing and Local Government has engaged Sir Michael Lyons, supported by Dame Kate Barker, to lead an independent New Towns Taskforce of experts to assist in the delivery, learning from best practice sustainable development, and opportunities to assist delivery. The minimum requirement for each New Town will be for 10,000 homes (circa 24,000 population). It is hoped that this will be the largest programme of new town delivery since the post-war years.   It is hoped the Taskforce will review best practice for successful new sustainable communities and review the range of planning and placemaking tools that will be required to ensure delivery. Much can be learnt from how recent Garden Communities programme, and perhaps a few lessons (good and bad) from the post-war new town delivery.  It is also proposed that new Code of practice will be created to ensure well designed, connected, sustainable, affordable homes, and high-quality places.  The stewardship and long-term governance of these communities will also be essential. The focus should certainly not just about housing, but community building, economic growth, and job creation. ⛪🏚 It's simple. Our proposal is for small-scale development in line with the existing built form – such as houses, duplexes, or townhouses. This scale of housing should not require a full impact assessable planning approval, and the YIFBY amendment would allow for this type of development to be treated as Accepted Development (meeting certain criteria). Re: other development pathways, for e.g., the State-Facilitated Development pathway, this is a commendable initiative for larger, more complex developments. However, for small residential projects, the proposal of removing the cost and time associated with planning approvals presents a promising and sensible solution. It paves the way for a cluster or suite of smaller projects, unlikely to be contested, to move in one line or as part of a pipeline of development projects, finding further efficiency in design, finance, and delivery. This allows for the state-wide activation of suitable sites instead of focusing on site-by-site opportunities. ‘We note some support for this approach and will continue to work with all Parties contesting the state election to deliver these initiatives as part of the wider bold housing plan needed for Queensland.’ If you're interested and want to discuss the approach. Affordable housing provider secures deal for Leicestershire development

Clarion Housing Group celebrated the completion of homes at its Windsor Close development, a social housing scheme providing 43 new modern homes for social rent in Borehamwood. The completion of the final phase of the project was celebrated by an event attended by local stakeholders including the Leader of Hertsmere Council, Cllr Jeremy Newmark, and Cabinet Member for Housing and Housing Development, Cllr Alan Matthews, along with senior teams from Hertsmere Council, Clarion, and Bugler.
