Pulte made their debut back into the Denver market at the Sterling Ranch master plan. Here is Anja Seng's overview of the project: Sterling Ranch has 3 Pulte collections: Crest, Merdian, and Apex, the last of which we just featured on New Home Trends Institute's DesignLens. Apex is the densest with two- and three-story homes ranging from 1,875 to 2,500 square feet on lots averaging 3,284 square feet, obtaining a net density of 8.6 per acre. When increasing density, two things make a big difference in appeasing buyers concerns: 1. Increase livability within the home: In addition to optional finished basements, buyers have 4 bedrooms and a flex room on three-story plans, or can add an optional third floor with a game room, wet bar, and two big balconies to two-story plans. These homes have three to four substantial outdoor spaces. 2. Increase lifestyle within the community: Buying a home within a master plan like Sterling Ranch gives you access to a plethora of events and amenities: Food and retail at the welcome center, parks throughout, childcare, a clubhouse and pool, etc. (Can't wait to tour this master plan in person at our New Home Trends Summit!) Great article and reason we need to talk! 🏠🔨📈 Manually searching social media and ‘trend spotting’ what’s already in existence isn’t going to cut it. Consumer-centric forecasting is key to looking ahead and validating commercially viable trends, not fads. — “While trend cycles have been accelerating for some time — it’s been a long trajectory from the preservation-minded This Old House to HGTV gut renos that transform everything into an open-concept modern farmhouse — things started moving a lot faster during the pandemic, which transformed many people’s relationships to their homes and social habits. How your home looked mattered that much more when you were spending so much more of your time there, staring at your succulents and mid-century knockoffs.” — Reach out and let’s schedule an insight session together on the WGSN interiors platform: https://lnkd.in/emFQqBSz. #ConsumerInsights #HomeBuilder #Interiors #Lifestyle

Home staging in real estate can be a smart move, but it’s important to do it right: 1. Clean and Declutter: Start by thoroughly cleaning every room and removing excess clutter. A clean and organized space makes the home feel more inviting and allows buyers to better visualize their own belongings in the space. 2. Neutralize the Space: Use neutral colors for walls, furniture, and decor. Neutral tones create a versatile backdrop that appeals to a wider range of buyers and helps them imagine their own style in the home. 3. Enhance Curb Appeal: Make a strong first impression by improving the exterior of the home. This includes tidying up the yard, adding fresh mulch, planting flowers, and ensuring the front entrance is welcoming and well-maintained. 4. Maximize Lighting: Ensure each room is well-lit by using a combination of natural light and artificial lighting. Open curtains, clean windows, and use lamps to brighten the space and make it feel more open and inviting. 5. Arrange Furniture Strategically: Arrange furniture to highlight the home’s best features and create a natural flow through the space. Proper furniture arrangement can make rooms appear larger and more functional, improving the overall appeal of the home. Let’s make it happen together! Successfully marketing and selling an older home requires a unique blend of insight and expertise. ✔︎Maintain Regularly: Ensure that the home is well-maintained. Address concerns about the foundation, roof, plumbing, wiring, and utility bills. A pre-listing inspection can be beneficial to fix any significant issues before potential buyers see them. ✔︎Highlight Unique Features: Emphasize the distinct architectural and historical aspects of the home. Features like milk doors, cold closets, or phone niches can be appealing to buyers looking for a touch of nostalgia. ✔︎Update Outdated Decor: Refresh the interiors by removing dated decor like popcorn ceilings or floral wallpapers. Small updates such as new paint, hardware, and energy-efficient fixtures can make a significant difference. ✔︎Stage the Home: Present the home in its best light by decluttering, highlighting architectural features, and showcasing versatile spaces. Staging helps potential buyers envision themselves living in the space. ✔︎Emphasize Value: Point out the advantages of owning an older home, such as more square footage, larger lot sizes, or unique amenities like decks or gardens. Highlighting the value proposition can sway buyers who initially preferred newer constructions. Working with an agent that has experience in historical homes and a love for them will position your older home as a desirable asset in the real estate market. Today's Word of the Day is Functional Obsolescence. In simple terms, a loss of property value caused by an outdated design, inefficient technology, or poor condition. Older homes will have too many walls or bedrooms that cut through the kitchen in order to reach a bathroom like the property in this video. Modern buyers prefer a better floorplan and a private bedroom and bathroom. You can create more value in this home by solving this problem and creating an en suite. 📣 This is a great opportunity for a buyer with vision. If you would like to see this house in person, give me a call☎️ or send a DM 📲 to schedule a private showing. 3️⃣ bedrooms 🛏 2️⃣ bathrooms 🛁 📐 1,949 sqft 🏡 7,344 sqft #wordoftheday #openhouse #househunting #realestate #thehelpfulagent #houseexpert #orangecountyrealestate #OCRealtorGuy #milliondollarlisting #investment #investmentproperty #fixandflip #fixerupper Listed by Daniel Slater #00815061

🏡✨ Decluttering is the name of the game when it comes to showcasing your home's true potential! Here are some top tips to help sellers tidy up their interior spaces: * Start small: Begin with one room at a time to avoid feeling overwhelmed. * Declutter surfaces: Clear countertops, tables, and shelves of unnecessary items to create a sense of spaciousness. * Minimize personal items: Pack away family photos and personal memorabilia to allow potential buyers to envision themselves in the space. * Donate or discard unused items: Be ruthless in getting rid of items you no longer need or use. * Organize storage areas: Tidy closets, cabinets, and drawers to showcase storage potential. * Consider furniture placement: Arrange furniture to create an open flow and highlight the room's features. * Enhance natural light: Keep curtains and blinds open to let in as much natural light as possible. * Add greenery: Incorporate a few indoor plants to bring life and freshness to the space. * Keep it clean: Regularly clean and tidy up to maintain a clutter-free environment.
