I've decided to start a seminar considering only one document over three weekly meetings, with cheese, wine and pickles. That would be the NSW Productivity Commission's latest report on housing which I regard in a lowly fashion but which still needs to be taken seriously as a pure example of the current dominant ideology in housing which is that housing supply is a creature of planning: that's it. I reckon we could do this with 6-8 of us in Sydney with a friend or two popping in online, nationally or internationally (food and drink parcels would be sent in advance to the UK folk participating as they clearly need a feed). Feels to me that the document has a rhetoric about 'right places' - without much understanding of what that means - married to a misunderstanding of how the housing market actually works: the unacceptable in pursuit of the undeliverable. A new technical review examines national policy, guidance, building and housing regulations in England, how they relate to the quality of housing created through permitted development, and the potential health effects. The review is part of a three-year project led by UCL’s Bartlett School of Planning, funded by the National Institute for Health and Care Research (NIHR). The review finds that current policies, guidance and regulations are complex and inconsistent in what they require regarding homes created through permitted development. By side-stepping the requirement to obtain full planning consent, the government has removed a key mechanism for ensuring affordable, good quality homes in appropriate locations. Ref hospital buildings. I don't understand why there are not standing/standard plans for size A, Size B and size C building with all the architectural designs, structural designs, M&E designs, in fact full specification of products etc etc all done. Once the template of building has been constructed all the work on a building has been done. Mirror with any updates learnt on building the first one so any improvements can be made on the next but with a great deal of cost savings. So to replicate these would save millions of pounds. There has to be synergy from one building to another. Its not new. Look at house building by someone like Redrow, they sell the same house type, 3 bed or 5 bed from one design all over the country. #construction #building

*** 'POWERING OUR FUTURE' PLANS TO IMPROVE OUTCOMES FOR RESIDENTS *** The Council is promising to be "bold, brave and innovative" as transformation work across the authority gathers pace. The Council's 'Powering our Future' programme has been set out in a new report which details how the authority plans to deliver better outcomes for residents across the Borough. There will be five strands to the work - communities, partnerships, transformation, colleagues and regeneration. "We know we must think differently and creatively as we strive to achieve the best for our residents, which is why we have brought forward the Powering our Future plan," said the Council's Leader, Councillor Bob Cook. He continued: "But we are a very strong Council and we are going to be bold, brave and innovative in our work which will not only save money, but can also reshape how we do things for the better. "And this work is really ramping up now, such as the formation of the 'Making it Real Board', which will put residents with lived experience at the forefront of our decision making. "Plus, a number of reviews are underway across a range of areas within the authority which have been identified as where we can make the biggest difference with transformation, such as admin and business service, fleet management and waste collection. "And of course, our regeneration and economic growth will be critical and the exciting work being undertaken will help ensure that Stockton-on-Tees continues to be a very attractive place to live, work and play. "This will help ensure there are more employment opportunities and reduce demand on services. The ambitious plans for a Care and Health Zone are progressing nicely too."
