How do you overcome ineptitude and favoritism? I got a call this morning from a Multifamily Superintendent that was extraordinarily frustrated with his current situation. He joined a company back in Oct. of last year. This is a company that we knew was hiring in masses given the exponential scaling of their company. Our candidate confirmed they had gone from 6 projects a year to 36 projects a year. It's not hard to understand that type of scaling without the right personnel can get ugly quick. Well it has. One thing he mentioned was the lack of control the Execs had over the projects, which included the PM they had put in place that significantly lacked multifamily experience, but won't listen to reason. The Assistants on the job almost refuse to work, but they're protected because they are good friends with the one of the Execs who refuses to discipline them or fire them. The project is a year over schedule and $2M in the hole. I told him that we need to find him a new home. He agreed. What else could be done? Any Supers out there have any other suggestions? #challenge #construction #solutions

Bodie Nowak This is the exact same scenario I have encountered when taking over 4 of my last 6 projects. I have been doing "triage" on WIP since my return to TX.Unless upper management empowers the Field Team and supports a stop/ change/restart/ reset, the outcome is predictably grim. In today's market the lions share of the Field teams efforts should be laser focused on the build and Subs, not " fighting" their own folks in the trailer. Life is too short to be miserable daily. I would suggest your client be cautious and wise. The algorithms and most humans only see my 3 outs in 3 years... and look past the only project I have done start to finish in the last 9 years finished 2 months early and under budget. If your client is so inclined, you may give them my number. Sharing experiences among colleagues has been of good value in both easy and tough times.
