I’ve talked before about what to look for when hiring a cost segregation study firm. Now I want to share some red flags to watch for when researching and interviewing cost segregation companies: ❌ Too good to be true: If firms offer unusually low fees or unrealistic savings, be cautious. The cheapest option isn’t usually the best, especially when it comes to your taxes. More experienced firms can typically provide greater tax savings. ❌ Lack of transparency: Firms should be open about their qualifications, pricing, and processes. If they seem evasive, be wary. ❌ Insufficient documentation: A comprehensive cost segregation study report is often over 100 pages long, including detailed calculations and supporting evidence. A much shorter report may indicate corner-cutting or inadequate documentation. ❌ Lack of licenses and certifications: Ensure the firm has the necessary engineering licenses and certifications from state authorities, along with overall licenses and insurance. The firm operate very well on a fully remote basis. You can be confident that you'll be fully integrated into the firm, no matter what state you're working out of.
