It was an honor to be invited by Mehul Chavada, who is a member of the YPO Real Estate Industry Network with me, to teach a class on real estate private equity at the Rice Business - Jones Graduate School of Business . I found it fascinating to speak to some of the future leaders of our industry - it feels like not so long ago that I was sitting in a similar seat, excited but unsure as to where my career would take me.    These students are at the forefront of a massive transformation, and we had a great discussion around the current and future levers that will shape our industry.   It’s clear to me that real estate is being redefined beyond just an asset to be bought and sold. Asset convergence is leading to properties being viewed as dynamic platforms, beyond conventional residential, commercial, or industrial functions.  This entails reconceptualizing properties as integrated ecosystems - putting the consumer at the center, and delivering them a spectrum of services and experiences that creates productivity, efficiency and value in this ever evolving world. For these students beginning their careers in real estate, the opportunity to go beyond traditional fundamentals and economics to leverage innovative and creative strategies to bring value to their firms, and to society - is truly exciting to see.

The creation of content begets career optionality. Brad Hargreaves's been writing Thesis Driven (which is some of the best industry writing I've seen) and, not that I've asked him directly, I imagine it has sourced: 1) Real estate deal opportunities. 2) Investors for real estate deal opportunities. 3) Potential employees for Common, the RE company he founded. 4) Potential board seat opportunities in the space. 5) First look at prop tech investments. 6) Potential investors for a prop tech fund... 7) Lots of comments from people who think they know better telling him what an idiot he is. I have to imagine that the benefits of the first six outweigh the downside of the seventh. :)
