"City of Yes": With over 12,100 new apartments under construction as of March 2024, representing a 16% increase in local inventory, Jersey City is setting a high bar for urban development. In 2024, Jersey City is expected to complete approximately 8,000 new apartments as part of ongoing and upcoming developments. This proactive approach stands in stark contrast to New York City, which, despite its much larger population of 8.3 million compared to Jersey City's 292,000 residents, is projected to complete only about 11,000 new housing units this year. Has anyone else notice that Flow is yet to be totally unveiled - scheduled for 2023.

Have you ever thought about the fact that so many towers downtown are built on top of above-ground parking garages? It's largely because Austin regulations for the last decade have incentivized it over more expensive underground parking. That could soon change with recent amendments to the city's Land Development Code that would count a portion of above-ground structured parking in an important development calculation and also decouple residential units from parking spaces. This last one is particularly interesting because it would lower housing costs for buyers who don't want (or need as many) parking spaces with their downtown residence.
