Irvine's first luxury senior living facility development in 28 years 🤯 and it's a big one! Harbert South Bay Partners will build the 8 story senior housing complex (The James) with 210 independent living units, 110 assisted living apartments and 30 residences for memory care tenants. The 350 total units would be a mix of studio, one- and two-bedroom luxury rentals, each one averaging 837 square feet. The rent will range from $8,000 to $25,000 per month. The James will be built at 16542 Millikan Ave. in Irvine, across the street from The District at Tustin Legacy. The site was formerly home to a SmartHome facility, which has since been torn down. The City of Sydney is exhibiting amendments to support build-to-rent (#BtR) and co-living housing in #CentralSydney. The changes to the Sydney LEP 2012 centre on new floor space incentives for BtR and co-living DAs lodged within 5 years of the changes coming into effect. These incentives generally reflect the bonuses available for hotel developments, and include floor space incentives of either 3.5:1, 4.5:1 or 6:1 for BtR in the CBD, and 1.5:1 for BtR or co-living near Haymarket. Other minor changes are proposed relating to BtR (i.e. parking maximums, ground level restrictions, etc.). Importantly, it is clarified that the 'Tower Cluster' uplift of 50% bonus FSR is not available for BtR. The broader housekeeping amendments proposed by the City are yet to be exhibited. Exhibition for comments on these changes closes on 14 May 2024, and the Beam team is available to discuss any of these changes in further detail.
