Northmarq is pleased to release our National Multifamily Outlook - A Supply-Demand Imbalance Likely in 2024. Multifamily properties have been a preferred asset class for the past several years, but there is greater uncertainty surrounding the sector as 2024 begins. In 2023, expansion in the economy was stronger than originally forecast, fueling absorption of rental units. Still, rising interest rates and volatility in the capital markets restricted investment sales and financing volumes. Northmarq just released the 2024 National Multifamily Outlook report. Added some thoughts below after reading. · Distressed Real Estate Opportunities: Anticipation has outweighed activity. While many deals had aggressive underwriting in 2020-2022, the Multifamily sector has not seen drastic fundamental issues and therefore has been OK or saved by pref/mezz. · Interest Rate Environment: A stabilized rate environment is necessary and will not be achieved until economic data aligns with with what JPow (The Fed) wants. Stable treasury = more transaction volume. · Federal Reserve Policy: Cuts already priced in for later half of 2024. We are all praying for this! · Interest Rate Volatility: The Treasury Yield Curve hopefully will come out of its inversion soon. Unfortunately according to economists this does not mean the issue is "solved". But it is a sign we are headed in the right direction. Real Estate Capital Markets are efficient and resilient. Distressed opportunities = distressed debt & note sales. Receding LTV/LTC = Pref/Mezz in capital structure.
