A recent article in The Real Deal included a feature on TX-PACE lender Nuveen Green Capital and included a mention of the largest TX-PACE transaction in Texas history – The Monarch Hotel in the City of San Antonio. If you want to know what a good investor update looks like, check out how Pilot-Legacy Private Equity Group does it. Each month they give a 5-6 minute video update on site. They use drone aerials and animations to see progress since the last month. You see what is delayed, what is ahead of schedule, and get to see the people who are working to keep the project on track. Richard Lowe, CCIM has become become the face of their projects. He provides a mix of formality and sometimes humor to bring to life what could otherwise be a humdrum report. I'm not even invested in this particular deal and I STILL watch them! This format works really well with construction-based projects where visuals tell the story. You have to do you, but maybe Pilot-Legacy and leading man Rich can give you an idea how to share what you are doing that isn't a PowerPoint deck with attached executive summary.

We are excited to announce the successful closing of a highly complex senior and mezzanine loan to complete 'The Mark'. The financing includes a structure that allows for a future C-PACE investment to reduce the mezzanine lender's exposure and overall borrowing costs. We are proud to have successfully lobbied the local municipality to adopt a brand-new C-PACE legislation. Legal negotiations led to the acceptance of various provisions that the municipality initially declined. At the time of closing, the project was more than 40% complete. We were able to finance 100% of the remaining construction costs and repay the existing land loan.
