SH&T HAPPENS! I am currently representing a buyer who is looking to purchase a mid-size multifamily apartment building (6-8 units). We were able to beat out a handful of offers on an 8 unit apartment building that seemed to be a great fit for the client. This would be his first multifamily purchase. We entered into the final rounds of negotiations with only a few small items remaining. Out of the blue, I received a call from the listing agent saying that "something" came up and that the seller needs to pull the listing from the market. This was obviously disappointing news for my client and came as a surprise to us both. My client was understandably disappointed, but instead of focusing on the negatives, we huddled and highlighted the following noteworthy accomplishments: 1) We were able to beat out multiple buyers in a very competitive environment 2) We were able to get financing approved and in place, which can transfer forward 3) We were able to get construction estimates and vendors lined up on the project 4) As a first time buyer, my client is now prepared to act when a new opportunity presents itself 5) The seller will come to us first when they are ready to list the property again in the future as they were impressed with our process and my clients professionalism As brokers, we do our best to prepare and guide our clients through a competitive landscape. You can do everything right, and SH&T outside of anyones control can still blow up a deal in the final hour.
