Friends – On behalf of Joel Swider and myself, below is our weekly health care real estate briefing. Links to the articles can be found in the first comment. 1. BBG Inc. published its Seniors Housing Investor Survey 2024. Among the findings include: (i) cap rates for senior housing are expected to remain flat or decrease in 2024; (ii) rental rate growth is expected to increase significantly, particularly for assisted living and memory care; and (iii) higher transaction volume is expected to be driven by decreasing interest rates. 2. Michigan Medicine plans to buy a portion of the former Kmart world headquarters in Troy, MI to build a medical center there. Planned services include ambulatory surgery and cancer care, with an anticipated 2027 opening date. 3. The city of Houston, TX has 85 hospitals and more than 19,000 hospital beds. A recent piece highlighted construction trends in the city, including flexible and scalable space, overbuilt infrastructure to handle future capacity and incorporation of natural light and finishes which can positively impact patient outcomes. 4. Tenet Healthcare completed the sale of six California hospitals and related operations. Four Los Angeles-area hospitals were sold to UCI Health and two San Luis Obispo hospitals were sold to Adventist Health. 5. Sila Realty Trust, Inc. bought an $85.5M health care portfolio that included four micro hospitals located in Arizona and Texas. Other recent micro hospital developments in Bellevue, WI and southeastern Pennsylvania may signal a renewed interest in micro hospitals. 6. Avera Health announced two building projects in Sioux Falls, SD that total $245M, the largest in the health system’s history. The first is a six-story addition to an existing hospital, and the second is a new three-story building dedicated to digestive care. The projects are expected to be completed in 2026 and 2027, respectively. 7. The former Eastern Niagara Hospital in Lockport, NY will go up for auction later this month. The 203,829-sf, 134-bed facility closed in 2023 and was under negotiations with buyers, which eventually fell through. 8. The Oklahoma Department of Mental Health and Substance Abuse Services held a groundbreaking for a new mental health hospital in Oklahoma City. The facility is expected to cost $150M and contain approximately 200,000 sf. 9. Mission Health is urging the North Carolina Court of Appeals to publish a recent decision in a certificate-of-need dispute in order to give the decision authority as a legal precedent. According to Mission Health’s recent motion, the case addresses the public hearing requirement under the CON law and the impact on health providers that results from a lack of a public hearing. 10. Froedtert Thedacare Health broke ground on a new $84M health campus in Oshkosh, WI which will include a new hospital of approximately 85,000 sf, an ASC and a MOB. The hospital portion is expected to be completed in 2025.

In an extremely predictable byproduct of the housing crisis, hospitals in certain affluent suburbs are having issues finding staff because workers cannot afford to live anywhere near the hospital. Addressing the housing crisis aside - it is critical that health precinct master plans include scope for exploring a broader range of land uses to improve the relevance and utility of these precincts to their context and community. We need to shake off this idea that health precincts are just clinical facilities and car parking. Also: like almost every other type of major precinct, health precinct projects should be strategy, user experience and design-led - not engineering-led, which is so often the case. Houston's medical office market is booming, but older buildings may struggle to meet the needs of modern healthcare providers. According to Bisnow, there's a significant demand for state-of-the-art facilities that can accommodate new technologies, flexible layouts, and patient-focused amenities. It's truly inspiring to witness the unwavering dedication of our City of Rochester, MN team, both elected and appointed, recognized in various ways (like this article) in their pursuit of excellence! Their 6-year planning effort to modernize the Land Development Manual, a document in place since 1995, was a testament to their commitment. This endeavor involved extensive public engagement, outreach, feedback, and a 4-hour final public hearing, culminating in a number of reasonable amendments by the Council. Their commitment to annual review and small incremental updates to the new UDC ensures it never becomes outdated. It provides design standards that make it clear to those looking to develop what they should expect and provides clarity for existing and future neighbors what they can expect as to the form and function of a new development. Although some commentators have pointed out that ‘bed block’ has been an issue for a very long time, Tim Hicks’s excellent commentary is perhaps best viewed through the lens of what I will call ‘the bed wars of 2033’. In that year, assuming all current trends continue, we can expect 1 in 4 of the people looking for a residential care bed to come up empty handed (60,000 more than normal thanks to main baby boomer wave, and that’s on top of the people who are still looking after not finding bed in 2032). During Covid we learned what ‘triage’ means to policy makers when they sent providers like me at the time instructions blocking elderly patients from being sent to hospital in case they took up a bed that might be needed for a younger person. If there are tens of thousands of extra patients looking for long term care, we can bet the ambulances will not be dropping them off at the hospital. 2033 seems a long way away, but it’s actually just around the corner: - it takes our councils years to approve even the simplest DA. And the new builds we see today are more often rebuilds of older facilities - no one has presented an alternative model to residential aged care that can safely and cost effectively handle advanced behaviours from those living with dementia and/or acute frailty We’ve seen many good and cheap models, but none that are both - there are no plans to release more home care packages or to restructure the system to a better model that defers or prevents facility admission. Support at Home will do the opposite, to save money - we don’t have enough staff for the current number of beds and community packages, plus nobody is planning to offer enough money to make it a career of choice, so expert bigger gaps in future. If facilities close without being replaced, home care recipient utilise 3 times as many staff as a residential facility - implementing 100% of aged care task force recommendations would yield, at best, 1/2 to 2/3 of the return needed to see more facilities being built (the 8% WACC should be more than 12%). And we know the figure will be less than the recommended total, or delivered so late that inflation will eat it away to a lower number. The alternative? All of us with ageing parents and loved ones may want to think about how we would support them if they need a bed or carer between 2030 and 2040. G5 Strategic #agedcareaustralia

As a #modern building material, choosing EIFS makes sense since the #engineered cladding systems are much more energy-efficient, much more architecturally versatile and much less costly than #oldfashioned, #traditional and #heavyweight cladding solutions that have been around for centuries. The post from the EIFS Industry Members Association (EIMA) is a case in point. Located in southeastern #Arizona, the Clarence Wesley Health Center will provide necessary health services to the San Carlos Apache community.
