One of my favorite parts about being a #LArealestateagent is getting to tour homes of all styles, from historical old Hollywood homes to the famed modern white boxes that seem to be appearing everywhere. Whether you're a potential homebuyer or an architecture enthusiast, knowing the different architectural styles and their rich histories is an invaluable asset.

I spent a couple days in Miami recently, I noticed a stark contrast between its modern construction boom and the architectural diversity found in New York City. Miami, with its Beachfront views and Beautiful weather, is undeniably appealing (hence its rapid growth). However, it seemingly lacks the rich variety of buildings that embody individualism to the same extent as New York City. In NYC, the skyline tells a story through its architectural evolution. Art Deco masterpieces like the Chrysler Building and the Empire State Building exude elegance and historical significance. Beaux-Arts structures, such as the New York Public Library, showcase grandiose designs and intricate detailing, reflecting an era of architectural opulence. Bauhaus-inspired buildings add modernist simplicity, while contemporary constructions like One World Trade Center reflect ongoing innovation. In contrast, Miami's recent growth over the last 20 years has brought a slew of sleek, modern condo projects. While Impressive and well appointed, many of these new constructions tend to be somewhat generic, contributing to a more homogeneous skyline that lacks the same distinctiveness and historical depth of NYC's architectural landscape. Although Miami is beautiful and vibrant, its architecture doesn’t seem to convey the same rich and varied story as that of New York City. WHAT MAKES THE ARCHITECTURE IN MIAMI SO EXPERIMENTAL AND EXPRESSIVE? I read that following a 1926 hurricane and an economic downturn that preceded the Great Depression, architecture started to reflect a sense of technological futurism and playful modernity. The highly decorated Art Deco style gave way to Streamline Moderne in the 1940s before transitioning to Miami Modern, or MiMo. Now buildings are pieces of art and texture, covered in murals, colors, textures and more. Being an Architect is a really interesting job. We recently visited this wonderfully quirky listed property in Woodstock to advise the client on significantly updating the house, including a new contemporary rear extension. Whilst not without their challenges, listed buildings like this one are a joy to work on, balancing preserving their special heritage qualities with modern living. Personally, I love the front street elevation and the way this has been adapted by function and fashion over the years.......serving as an important reminder that many of our historic buildings are so interesting because of how they have been changed and modified and that having a static preservationalist view of these buildings is not always the best approach. #listedbuildings #buildingconservation #houserenovation #homesandhouses #thinkingbuildings

Installation of Patina Flint #fibercement panels continues at the Fort Fisher Visitors Center in Kure Beach, NC. Using a mixture of these dark charcoal grey panels on a #rainscreen and acetylated-treated wood gives this historical #facade a sharp yet warm aesthetic. In addition, the #cladding provides a strong resiliency for the structure to withstand high winds and hurricanes that regularly impact it every year. Approaching the facility from the parking lot, visitors will see a sleek #architecturedesign, rotated on its axis and lifted on columns, allowing views and passage under the building and beyond. Originally built during the Civil War and utilized during WWII, the updated center will serve as an important educational resource to the region. The functional requirements for staff and the cultural amenities expected by a contemporary audience will be met through the inclusion of offices, multipurpose areas, a catering kitchen, rotating exhibits, relevant displays, and an underwater archaeology center. Our recent work for the Kimpton Fitzroy London, a stunning 19th-century landmark in Bloomsbury, is a perfect example. Known for its fantastic architecture and renowned ornate terracotta exterior, this building has long been an iconic part of London’s heritage. But how do you design signs that respect such history while adding modern functionality? Our solution was to create a sign system that honored the building's character by choosing materials and styles that matched the detailed terracotta exterior. This helped the signs blend naturally with the architecture, adding to the experience without taking away from the building's beauty. Good signs do more than guide—they tell a story. The site on which this carriage house stood was a fairly constrained site. There was a tremendous amount of impervious coverage allowed on the property. The driveway was relocated to enhance the overall experience of entry. Additionally, we had to remove the tennis court to allow for additions, terraces, a pool, pool house and gardens.
