The most likely things that will happen to Capital if Crown decide to sell it. 1. Crown do a land swap deal (plus cash) for a golf course in the area that can be redeveloped. I played golf at Rossdale 6 years ago with two new members who told me they are moving to Capital at any moment! Rossdale remains the obvious target, being 10kms from Capital and a nice course without being amazing. 2. It gets turned into an industrial style development. It will never be housing; whoever suggested that in the Fin Review article have never seen how low the planes fly overhead. If you built two stories, it would hit a plane! 3. The National buy it as apparently they have been in the market for a golf club closer to the city for some time. 4. It gets turned into another version of Cathedral Lodge as suggested by the article. In January I acquired a 72-unit property in Leavenworth, KS. But it wasn’t just because the property itself was great. (Although as an engineer it did tick my boxes! 😂) It was because of the value potential that growth in the surrounding markets was driving. In real estate, there are 1000 things an investor focuses on: - The yield from the current residents. - The potential ROI within certain timelines. - The possibility of increasing the value quickly. And a long list of other things that gives someone the green light. However, something that is often overlooked is the growth of surrounding areas. Not only can this drive the value of your property up, but it allows you to get into a neighbourhood early, before people in the growing areas are forced further afield. Allowing for fast growth in value. And that’s what we saw in this case. The team had a Year 1 projection of 2.3% cash flow to investors. They hit that after 6 months!
