In an insightful feature in Property Week, Paul Dunne, Partner in Building Consultancy at Rapleys, underscores the critical role of expert project management in complex developments. With Property Week using Manchester's Co-op Live arena as a prime example, Paul highlights how meticulous planning and coordination are pivotal to a project's success, especially when faced with unexpected setbacks.
The Manchester Co-op Live arena faced significant setbacks due to multiple project management and construction issues, from delays leading to cancellations or relocations of major events, to critical ventilation system failures raising safety concerns. These issues were compounded by miscommunication among stakeholders and unrealistic timelines, highlighting the crucial need for thorough planning and effective project management in large-scale developments.
Paul says “Project management is a crucial discipline and plays a huge role in any development, no matter the sector or size of project. This role is further heightened by the time pressure of the development hosting live events that have been scheduled and tickets paid for by customers before the pipeline development has been delivered. An expert project manager will make sure they are aware of all these things from day one and will line up every single contractor, utility, phase, nuance and scenario, factor in delays plus contingency time on top and get ‘buy-in’ from the relevant other parties as they come on board to ensure the whole team are pulling in the same direction for the good of the project.”
Paul goes on to outline five common problems that project managers should beware of when undertaking complex development projects including:
1) Schedule
2) Utilities
3) Supply Chain and Labour
4) Cost
5) Unexpected Challenges
The Co-op Live arena's journey, from delayed openings to safety concerns serves as a reminder of the complexities involved and the need for skilled project managers to navigate such challenges. Read the full article here: https://lnkd.in/euieqnYR.
