I never judge a real estate deal by its returns. I only look at 2 things: 1 - Downside risk 2 - Probability of outcome Because of this, I prefer to invest through syndications. Your downside risk is limited compared to buying property on your own: If you invest $50k, your downside risk is $50k. No signing on loans. No personal guarantees. Protected through layers and layers of LLCs. The downside risk beyond your initial investment is completely outsourced to the operating partners of the deal. Your probability of outcome is greater: Who is more likely to create a successful investment... Me, or... The company with a full time staff for: Construction management Property management Bookkeeping / admin Asset management Due diligence Acquisitions Combine these with outsized returns compared to what most people are investing in, and it was a no-brainer to me.
