Project Commencement - Liverpool. Installation works have commenced on a new 420-unit purpose built student accommodation development for main contractor McAleer & Rushe on Upper Duke Street, Liverpool. OAS are supplying and installing the windows, curtain wall, external doors, Louvres along with the feature window surround GRC panels which will be manufactured by Ibstock Telling We look forward to seeing how this one develops over the coming months.

We have now completed the installation phase for 121 steel-framed, 8m long modules on our site at 31 High Street in Southampton. Weighing up to 12 tonnes, each module contained a single student apartment and arrived on site completely finished, with kitchenettes, shower rooms, fitted and loose furniture, flooring, doors, and glazing already in place. The studio apartments were lifted into position over a six-week installation phase and using a 230-tonne crane. Dan Smith, COO of Stelling Properties commented: “31 High Street has been a hugely challenging and constrained site to develop. It demonstrates the enormous potential of offsite construction and our technical capabilities very well.” “The site is completely enclosed on three sides, which would have been extremely difficult for in-situ construction as there is no storage space for plant, materials or equipment.” “This high-profile project follows another modular student scheme that we have already delivered on Southampton High Street, and we are about to start a third. These developments are an important part of the regeneration of the city centre.” The new student accommodation will be operated by Unilife Student Living. A bundle without the joy. One of many reasons that I am not a fan of installing electrical panels in an attached garage. The panel is installed in a garage a few feet below the wires in this photo. Garages adjoining living space must be sealed as an air barrier for safety so fumes and gasses from the garage don’t pass into the living quarters. The electrical wires also need to get routed into the living quarters somehow. The challenge is sealing the holes where the wires pass through the walls. Too often I see a mess like this above the panel. Isn’t there a good practice or code rule about bundling of wires and the possible need for de-rating when that occurs? I also think it is almost impossible to seal that penetration through the wall. Construction Toronto Ontario Canada 2004.

Demolition time! Both houses are going down one by one... After a long time in the council with the DA, we have hit the new build cost that increased by $600,000. We also had to change engineers and architects after DA approval due to the difference in our views on how the project should look like and what it should cost us to build for the project to go ahead. After some cosmetic changes to the facade and choosing alternative materials, we then locked in the build cost with only a $300,000 increase. This was possible due to our established working relationships with our preferred certifier to maintain the DA-approved look and not trigger sec 4.55. As the prices have grown as much as the build cost our project still remains its profitability. Nearby units that are further ahead have already been sold off the plan at the price we have been projecting. Very excited about the project completion, progression and completion. Property development has never been that difficult since COVID-19. It feels like every action needs double the time and double the energy. In saying that I believe and admit that making more money needs more energy.
