JP Morgan CEO Jamie Dimon recently cautioned retail investors about diving into the $1.7 trillion private credit market. He highlighted risks, especially from less reputable players, warning of potential problems even if they aren't systemic. As big names like KKR and Blackstone target non-institutional investors, Dimon stressed the need to recognize the risks of less liquid assets. His advice resonates with me: retail investors must fully understand these complexities and proceed with caution. Remember when Blackstone blocked investors from getting out of BREIT in late 2022? In hindsight, BREIT's first-ever redemption queue was a milestone for the real estate capital markets and ushered in extraordinary volatility. But BREIT has made significant progress over the last 8 months... - Redemptions: After generating $8+ billion of liquidity via sales and recapitalizations, BREIT investors who requested redemptions in late 2022 would be about 90% redeemed by now. - Exit queue: Redemption requests are moderating, but BREIT has received a stream of new requests through 2023, leaving a total unredeemed exit queue of about $2 billion. ...significant but a fraction of the $4 billion queue that was outstanding a few months ago. - Limited valuation declines: BREIT's appraised values remain head-scratchingly high.
