Very interesting article, have a read! Moving piles of stock around is an all too familiar tale. While the freight market is still fighting low rates and remains inconclusive with this year's peak season, the warehousing segment hasn't displayed similar signs of distress. Vacancy rates for US industrial real estate were at 4.1% in Q2 '23, which is well below the 5% registered before the pandemic. Lease prices are also notably higher than in the spring of '20. This week's newsletter sheds light on the contrasting fortunes of the freight and warehousing markets. To start with, retailers overstocked inventories in anticipation of high consumer demand that never materialized in '23. This led them to cut fresh orders in the first half of '23, instead focusing on clearing existing stock. This resulted in lower freight demand, coming at the cost of unnecessarily bloated warehouses. Spoke to Akash Gupta, the CEO of GreyOrange, on the future of warehousing at a time when space is increasingly getting harder to find (and build). Akash explained how the advent of e-commerce and improved manufacturing processes have pushed retailers to progressively stock more SKUs every year. Ballooning SKU numbers due to product variety and congruently increasing consumer delivery expectations will mean this cat-and-mouse game with warehousing supply and demand would continue well into the future. It's been well reported that industrial real estate and specifically logistics real estate has been on a tear the last few years. Common thought may lead one to connect online shopping increases and retail struggles to warehouse spacing success, but a new analysis by Prologis says that may not be the full story. In today’s world, 57% more logistics real estate is required to support $1 billion in retail sales than a decade ago, something they've named "the supply chain productivity paradox". This paradox has happened because larger, decentralized logistics real estate networks unlock revenues and save on costs in ways that were previously not possible or well understood. At the same time, large centralized facilities are needed to support omnichannel operations like ship-from-store and click-and-collect models. “Retailing strategy, transportation plan, and labor/automation design dictate real estate decisions,” Prologis commented. One major driver of the need for more logistics space is e-commerce. According to Prologis, “e-commerce requires three times more logistics space than brick-and-mortar sales because of piece picking, product variety, direct-to-consumer shipping and the need to process returns.” “Logistics real estate use in supply chains will continue to rise.
