A 55-metres-long roof that undulates with grace, strong enough tot walk on for maintenance, yet visually light as a feather, hovers 9 metres above street level in the city of Tilburg (NL). Architects from Rijnboutt challenged Octatube to make the roof of the Passage in Tilburg undulate as much as possible and simultaneously push the limits of cold twisting of the glass panels. An additional challenging factor (from a structural point of view), was the load: the roof had to be walkable for maintenance. We created a lightweight steel structure designed as a reciprocal frame, featuring hidden bolted connections and no need to weld on site. We designed all the structural details and prefabricated and pre-assembled to the greatest extend within our workshop in Delft to ensure a swift and efficient installation on site. Who doesn’t love an old building? As we wrap up the demolition phase at Mini Hungerford, the real challenge begins—working out exactly how we’re going to piece it all back together. Projects like this remind us that no matter how thorough our plans or investigations are, there are always surprises hidden beneath the surface. Even with the client still in occupation, you never truly know what you’ll find until you strip it back to its bare bones. Take the showroom, for instance: what we thought was a simple portal steel frame turned out to be a partial concrete structure, complete with masonry gable walls and structural concrete gutters. And then there's the pub… where do I even begin? From woodworm to rotting beams, from some roof felt to no roof felt, from slipped tiles to missing battens… It's as if every step reveals a new layer of complexity—damp, lack of insulation, the works. The fact that these buildings have stood as long as they have is remarkable. We often take for granted the history beneath our feet and the dangers hidden over our heads in these old structures. But in moments like these, it's crucial to stay focused on the end goal and not get overwhelmed by the enormity of the task ahead. It’s easy to feel unsure of where to even start when faced with so many variables. But one thing we’ve learned over the years is that altering just one element can have a ripple effect on everything else, requiring careful coordination with designers, engineers, and contractors. Our focus remains clear: delivering value for money, simplifying execution, and ensuring the solution will stabilise this 'old girl' for another 200 years—not just papering over the cracks. The key to success in projects like this? Bring the client and the full construction team to the table as early as possible. Don’t overpromise or sell a vision that’s impossible or unaffordable. And never hesitate to lean on the expertise of those around you. It’s a true collaboration of engineers, interior designers, and contractors that guides us to the best solutions.
