Multifamily net absorption in the first quarter reached 103,826 units, and the 12-month rate reached 317,241 units -- 20% higher than in the mid-2010s, according to RealPage. However, the market is continuing to deal with the heavy supply of new apartments, with 135,652 units delivered in the first quarter.
