epIQ Week Day 4 is my favorite video of the week‼️ Why⁉️ Because today Lia Nichole Smith shares unique ways to use the ApartmentRatings epIQ Report Card components to stand out from your competitors - and they are legitimately great tips for leasing and marketing! When everyone has a "resort-style" pool, "state-of-the-art" fitness center, 24-Hr Emergency Maintenance, and 4+ star reviews (btw are they actually all from real residents??), you have to find ways to close the gap and sell renters on what they value most - which is knowing they will be taken care of in your community. We all know what sets your communities apart is your team and your customer service. So USE THEM! My Three favorite takeaways from epIQ Week Day 4: 1️⃣ "Is this community safe?" Such a touchy subject. We all know the fair housing answer, but what gives your team extra LEVERAGE is being able to use your Safety Rating on your community epIQ Report Card (which if you're using VRP has a Verified Resident stamp of approval). "We can't guarantee anyone's safety BUT our we are rated a 4.5 out of 5.0 for safety from our verified residents for safety in our community." 2️⃣ Closing Strategy Alert 🚨: When a prospect doesn't lease automatically - follow up with your epIQ and survey stats! "I know you have other options to consider, but as you can see, for those who have chosen our community, their experience has been extremely positive." Provide social proof! Close the lead! 3️⃣ Employee Spotlight - this is a NEW feature on ApartmentRatings! Not only does it give your company an opportunity to recognize your employees (fyi studies show employee recognition improves productivity and retention), it ALSO builds a connection with renters - actually seeing the people who will be taking care of them - and seeing actual renters' ratings of how well they will take care of them - Boom - Lease signed! 3SG's annual Third Sector survey has been revamped as Members' Voice, which includes a 1:1 feedback session if you would like to talk to one of our team in more depth. It's such an important way for us to measure how well the Sector is doing and helping us to plan for our work to support it in the year ahead. If you are a 3SG member, please fill it out here 👇
📣 Calling all 3SG Members! 📣 If you work or volunteer for a local Third Sector organisation in Bath & North East Somerset, please take a moment to participate in the newly launched 'Members' Voice'. At 3SG, we have been surveying the state of the local Third Sector for the past 4 years, to find out more about the challenges you face and the support you need. This year, we're doing things a little differently. We have re-vamped our annual survey - now called 'Members' Voice' - and are offering members the opportunity to take a deep dive into the issues you want to discuss, in bookable 1:1 sessions in which you can speak freely with one of the 3SG team. We’ll also be asking about how organisations are reporting social impact and questions related to projects we are currently working on at 3SG, on subjects such as social prescribing, inclusion and diversity. Your responses and participation in Members' Voice is crucial to strengthening the support we can make available to you, ensuring your organisations' needs are heard, understood and addressed.
