I am starting to get nervous about my position. I love what I do. I guess my main worry is so many refinanced at such a low rates and will we ever have rates like that again? Will we have to wait 40 years? I feel in my heart there is enough business however it will be more like cut-throat now. What do you suggest I do? Do you think Internet leads are still good? Internet leads previously almost tripled my income, but they were mostly refinances. Loan Officers - The key to your success as a loan officer, is to try to say NO to as many potential clients as you can!... That doesn't fit your wheelhouse. I know this is an odd thing to say, but take a look around you. The ones that are crushing it in mortgage space, are the ones that know what they specialize in! If it's a cookie-cutter loan, like a Conventional / FHA W2 employee client base, then go all in on that and crush it! If it's a Down Payment Assistance (DPA) client base for 1st time home buyers, then go all in on that and crush it! If it's a Non-QM, self-employed client base, then go all in on that and crush as well! The point is, don't become the "Jack of All Trades, Master of None!” Instead, master a certain loan program, go all in on it, and then put people in place to grow it and expand your specialties. So often times we think being a jack of all trades and a master of none is a good thing, but it's far from the truth! People want to do business with other people who are Masters at what they do! SO…here we are, into the 2nd half of 2024 already, and I know we all have had our heads down, and sleeves up, trying to help as many borrowers as we possibly can despite a contrary interest rate environment. I’ve been 100% devoted to reverse mortgages for almost 20 years now, but I also understand most of you juggle your reverse mortgage production along with your forward mortgage loans, and it’s been difficult times for you on that front as well. All that being said, for me, and knowing I’m more than a few clicks removed from direct borrower contact, I just wanted to acknowledge my great respect for the things you do that aren’t necessarily in front of your reps and investors : I’m not the one getting personally acquainted with these borrowers. I’m not the one who may become emotionally invested with them. I’m not the one having to ask them for additional documentation or clarifications. I’m not the one who, on occasion, may have to deliver difficult news.
