Osborn Engineering, in conjunction with Ohlson Lavoie Collaborative + Davis Wince, Ltd., provided Structural, Mechanical, Electrical, Plumbing, Technology and Fire Protection Engineering services for the 110,000+ SF wellness center and the 160,000 SF medical office building in Orlando, Florida. This wellness destination offers a broad array of health and wellbeing programs and services for the entire community, including a medically-based fitness center, sports performance training center, physician offices, community education spaces, and community-based programming. The center also features state-of-the-art amenities, including childcare facilities with outdoor play, day lighted public concourse, a demonstration kitchen, indoor climbing wall, indoor/outdoor pool, classrooms, outdoor training turf, sports performance area with 40 yard sprint track, a wellness plaza, and a Zen garden. The new additions are located within the Lake Nona Town Center, which is a 100-acre destination for the Lake Nona Community and the greater Orlando region.

SuDS and Safety..... I have a new member of staff who has great engineering skills and who has a safety first approach to design. All good in practise but when discussing other options than fencing and lifebouy rings it was clear that as Engineers we are not often equipped with the skills for designing in safety measures other than those which are either hard engineered, meet a code of practice or an off the shelf solutions. We discussed how designing spaces, such as the photo, disciplines are often brought in to undertake a task and not a holistic design.....similar to my post of adding in education features. Often engineers design a belt and braces scheme to protect their PI cover instead of thinking about good design. I am not saying fences or lifebouys don't have their place but in the case of the photo there could have been so much more which could have been achieved, and space wasn't an issue. Why didn't the basin blend into the landscape better? Maybe with planting as buffers and designed with shallow safer areas to get close to water. Playing football on the grassed area next to this basin would actually encourage kids towards the water as the levels and planting design meant the ball would definitely end up in the water! We need to sit back and look at these spaces being designed and ask ourselves is this good design or just a design which we know works hydraulically and will tick a box to get approval.

Brian Clifford, Plumbing Superintendent at Relmec Mechanical LLC, has been in the industry for more than 25 years, so he thought he’d seen it all — until he had the opportunity to use QuickDrain’s ProLine linear drains as part of a large-scale project for a major hospital network in Cleveland, Ohio. “This was the first time I had used QuickDrain or heard of it, and I thought, wow, here’s something new,” he said. Clifford says the ProLine drains were easier to install than other drains. “They’re a lot smaller and lighter to move around,” he said. The tile setter also liked the ease of installation, according to Clifford. “In this application, we only had to pitch the floor to the drain and set it at the front of the shower. Construction update from plant 2! 🚧✨ We have made exciting progress in our Plant 2! The fire protection concept has been tested and the structural inspection is also successfully completed. The coating of the floor covering in production hall 10 has been completed and the floor now shines in its new look. ✨ The first machines are set up ready for use and “almost” nothing stands in the way of a production start in September. 💪 Roof work is progressing in the future measuring room and the crane has already moved in. In production hall 12, the roof work is also in full swing and the interior work has already begun with ventilation ducts and electrics. From September, the floor in the same hall has to be diligently coated in order to take advantage of the favorable temperatures and to ensure the installation areas for the next production machines. We are awaiting the tenders for the office building - so the start of construction will not be long in coming there either. In the social wing, the construction process is entering its final phase. The heating ceiling is currently being installed and the flooring work is being prepared so that the kitchen, for example, can move in during the first week of September. Three ventilation systems have been installed in the outdoor area and the heating and cooling generators are expected in October. So we are making great progress in all areas of our second location. Random thoughts from the week of 9/9/24: 1. It's always sunny and 72 degrees in the designer’s office. I try to remind people that ultimately someone has to actually build something in the dirt, dust, mud, ice, snow, cold, hot, wind, rain, schedule delays that have to be made up, coordination with other trades, late payments, hangovers, sick kids, prick bosses, and any other number of things I can think of. Here in the upper Midwest, a large new construction project will either have waterproofing (and AWB) being installed in the winter and roofing being installed in the heat of summer or vice-versa. Specifying materials with very narrow application windows will result in change orders, delays, poor quality installation, or all the above. 2. It amazes me that developers will cut every corner they can, retain the cheapest (often least qualified) general and sub-contractors, allow the cheapest materials, impose near-impossible construction deadlines, and then expect long-term, leak-free performance from their buildings. This is particularly true with 3-4 story wood-framed construction. It’s probably not a popular position, but in my opinion, the buck stops at the top – with the person writing the checks, then everything flows downhill from there. You get what you pay for. 3. Contrary to what many in the local construction market seem to believe, larger 3-4 story wood-frame, multi-family projects are not single-family houses ‘just bigger’. Many residential-grade cladding systems, windows, doors, etc. (and their installers) are not appropriate for these projects.
