Recently, our team had the chance to tour the Clayton Homes factory in Buckeye, AZ, obtaining an in-depth insight into the process and production of affordable manufactured housing. We thank them for providing this opportunity and look forward to continuing our partnership and commitment in offering cost-effective housing to our communities.

🏡 Let's take on Flint! 🏡 I'm happy to share that Chris and myself closed on a new project yesterday. We are starting the journey of rehabbing a lovable 2-bed and 1-bath Cape Cod in Flint, Michigan. With limited maintenance over the years, and recent fire damage, this home stood a good chance of being torn down. If that were to happen, it would leave a large gap in the middle of the block, and would likely go without anything replacing it. We felt compelled to make the move and tackle the job of giving this place another chance at life. Flint is more than just a city; it's a testament to the strength and perseverance of its residents. Despite facing challenges, the community has shown resilience, continuously striving for better days. We had the pleasure of meeting the surrounding neighbors today and it was awesome. Some really great people that take pride in their homes and care about those around them. In my career with Gillespie Group, we're dedicated to making a positive impact, not just in the business world, but also in the communities we serve. The Stadium District in downtown Lansing is the perfect example of revitalizing a great place to live, work, and play. This aligns perfectly with my personal values, as I believe in the power of grit and determination to drive meaningful change. Grit is one of our core values at Gillespie Group, and it's something I embody in my daily life. It's about having the perseverance and passion to see your work through to the bigger picture, even when the challenges are stacked against you. By investing in the restoration of historical properties like this 1941 home, we are not just renovating a house; we are contributing to the revitalization of a community. Stabilizing neighborhoods and providing quality housing that is affordable are essential steps in creating opportunities for residents and fostering economic growth. We are pleased to announce that we have sold land with planning permission for up to 80 dwellings at Cotford, St Luke to Lovell Partnerships Ltd. The sale was completed unconditionally last month, paving the way for the development to begin. In February 2023, the site was granted planning permission following a successful appeal, allowing for the construction of up to 80 new homes. These homes will include 25% affordable housing, making them accessible to more people within the local community. Additionally, a local centre will also be built as part of the development, further enhancing the amenities available to residents. We are looking to sell the Local Centre land at a later date. Must-read, thoughtful, and impactful strategies for every downtown from my colleague Brent Toderian. "Downtowns are complex ecosystems needing sophisticated and creative strategies rather than lazy, quick fixes." A few of my favorite highlights: 1. Importance in Eliminating Construction Defect Liability State-Wide:It is important that the State of CA (and many other states) take action to remove the construction defect liability. This is not only a barrier for the delivery of much-needed downtown housing, but it is also a barrier for the deliver of much-needed Missing Middle Housing or Gentle Density as Brent calls it. The State of Utah recently made these changes. 2. Prioritize People Over Cars: Almost every downtown implemented a one-way couplet system in their downtowns in the 70s-90s. The negative impact this has on the pedestrian experience is large. If pedestrians are not comfortable in your downtown, they will not return regularly. We recently proposed this strategy for our Downtown Hayward, CA Specific Plan even though they had only recently implemented the system because it was the primary element impacting the pedestrian experience. This is a good read and many of the issues raised are just as relevant to cities here in Ireland. Building more sustainable residential communities in city centres and making our cities safe and attractive for families to live in will help to ensure the economic and social resilience of our cities. More parks, more public spaces, schools, childcare, local service retail, more walking, cycling and public transport infrastructure, fewer cars. Baltimore - very rich in history and opportunities to redevelop what was previously redline neighborhoods and forgotten areas of the city. South peninsula, becoming a leading influence in the change of bringing attraction, housing (both affordable and luxury), as well as job opportunities to a area that was once unused land and commercial spaces for a couple of warehouses. Images represent the new development vs old districts where there is little to no funding or change happening. Some images represent our site which is located on the edge of old town. Abandoned buildings without roofs and many boarded up, unsafe area at night, expressways and busy roads surrounding the site, a prison across from our site along with a hospital for homeless individuals, city buses outdated, zero lighting, and much more. I think our site is a good opportunity to create housing and commercial spaces to bring businesses in, creating jobs and a want to live in this city, giving the residents and people things to do. From a 21 year olds perspective I see this as a great investment, property taxes are low, little demolition to be done on site, and many opportunities to bring to these individuals. What are things in a development/city/district that make you stay and enjoy where you call home?
