Go ahead for South Kilburn masterplan housing.  Brent Council, advised by Tibbalds Planning and Urban Design, has been given the go ahead for 250 new homes within the South Kilburn regeneration area. The replacement of Hereford House and Exeter Court forms part of the South Kilburn Masterplan, which aims to transform the area into a sustainable and mixed neighbourhood for new and established residents. The proposal would see the existing Hereford House and Exeter Court buildings demolished and replaced with four new residential buildings ranging from 3 to 13 storeys, providing 250 new homes. A new public urban park will be delivered along with a total 190 trees planted across the development site. Of the 250 new homes in this phase, 121 will be affordable homes at social rent and have been designed to provide new, high-quality housing for residents currently living in blocks planned for redevelopment in the next phases of the masterplan. The scheme will also deliver a new, high-quality local park for residents and visitors to enjoy, as well as a number of commercial units to meet local demand and add to this vibrant mixed-use regeneration.  Councillor Shama T. Cabinet Member for Regeneration, Planning and Growth, at Brent Council said: “This is a major opportunity to turn a currently under-utilised area into a thriving, rejuvenated community. This scheme will provide local families with safe and secure homes in the area.” Tibbalds provided planning consultancy services and input to the project, submitting the application on behalf of the Council. Karakusevic Carson Architects are the lead architects and masterplanners working closely with landscape architects Periscope. Other members of the design teams include structural engineers Momentum Structural Engineers, mechanical and electrical engineers Max Fordham LLP. Paradigm-shifting clients are a very rare thing, and Hastings Commons is one of those: taking derelict and difficult buildings into community custody, for the common good. They have developed a new model for delivering social infrastructure for a community from the ground up. In an era where social infrastructure funding has been slashed, this is a remarkable achievement. I could not be more excited that IF_DO is extending our work with them to help transform Eagle House. At both Eagle House and the nearby Observer Building we are creating new co-designed spaces dedicated to local young people. With Youth Services funding seeing a real terms decline of 70% (almost £1 billion) from 2010-2020*, the creation of two new youth spaces as part of a community-led regeneration is something that should not only be celebrated, but also seen as a model for communities elsewhere. Deteriorating high-rise towers, a lack of community space and a growing concern over fires sparked the transformation of Gascoigne Estate by Be First Regeneration Limited, the regeneration arm of the London Borough of Barking and Dagenham. Farrimond House is the first net-zero carbon in operation scheme to be delivered as part of the estate’s transformation. Working with Pitman Tozer Architects, we developed a part precast and part in-situ concrete design that balances carbon efficiency and buildability. This hybrid approach, a refinement from the original fully precast design, reduced embodied carbon by 5-10%, without compromising on durability or fire resilience.
