I was fortunate to engaged some professional colleagues about the challenges facing most of land purchasers in Nigeria. most of land purchasers are ignorant of land contract and conveyance process necessary for transacting land business with vendors. the following points of discussion were spotted out as solutions to educate most prospective land purchasers. *contract stage and conveyance stage are vital process that a formal land transaction must undergo. these two stages are group under the following * pre contract stage (negotiation and preliminary inquiries) *contract stage ( oral, formal contract, open contract). *post contract stage (deducing and investigation of Title) *completion stage ( date, time and place of completions.) being aware of these informations enables any prospective purchasers to: * To know full details of the land boundaries, dispute status of the property Incase there is any * To know the methods of sale of the property. * To know the payment terms(deposit and balance of payments, vacant possession right, nature of interest and capacity of the vendors obligation and clauses). *To know the right stakeholders of contract exchange. *To know the root title document of the property. it's unarguably to engage professionals when dealings with land acquisition and project developments. #habitablestudios #Architect #projectmanager #landsurveyor #olatunbosunkehindeAlatise . #alatisekehinde@gmail.com

The Kubwa Building Collapse: A Wake-Up Call for Engineers, Clients, and Regulators As a Civil/Structural Engineer, I was saddened to see the recent collapse of a two-storey residential building in Kubwa, Abuja. My heart goes out to the families affected by this tragedy. This incident serves as a stark reminder of the importance of prioritizing safety in building design and construction. It's a wake-up call for all of us in the industry to ensure that we're doing everything possible to prevent such disasters in the future. The truth is, structural design and building construction should only be entrusted to engineers with relevant experience, not just those with years of experience without a track record of successful projects. Clients, please don't compromise on safety by looking for cheap engineers. It's crucial to invest in professionals who can deliver quality work. To my fellow engineers and contractors, let's make a commitment to always engage professionals with relevant experience in our projects. Let's not compromise on safety for the sake of cost or convenience. And to the Council for the Regulation of Engineering in Nigeria (COREN), I urge you to take a closer look at your certification process. Stop certifying unqualified engineers! Let's make our professional exams stricter, so only experienced and competent engineers who know what they're doing get licensed to practice. Let's work together to build structures that are safe, sustainable, and durable. There are numerous challenges facing the average Nigerian construction site engineer or engineers in general in this part of Africa. The unstable economic situation of our country has further deepened the depth of agony faced by young engineers on the field trying to make a living off the profession. A renumeration has been proposed by The Council for the Regulations of Engineering in Nigeria (COREN) but has hardly been effective across the sector. The economic realities facing us as a nation are enormous and affect even employers of labour, hence the chain reaction of agony progresses. But in all of these, there's a little difference that can be made to better the ordeal of engineers; As employers of labour, financial change request are submitted because of the instability of the Naira on most projects. As upper reviews are done on material resources, human resources should also be considered in these reviews. That will go a long way to salvage the hardships faced by especially young engineers in the construction sector. MAKE HUNGER NO COME KEE PERSON!

One of the key challenges we face in the Nigerian construction industry is managing costs while maintaining quality and meeting project deadlines. As a Quantity Surveyor with Habibu Engineering Nigeria Limited, I have had the privilege of working on various civil engineering projects, including multi-storey buildings, bridges and dams since I joined in 2019. I recently shared with a friend how Value Engineering can help to improve deliverables in the construction industry, especially in our country where volatility of the economy can make you irritable to your client when you constantly bother them with variation of price requests😃. Using one of our projects in Bauchi as a case study; the construction of 2.60km access road in Bauchi State University Gadau main campus, which was executed in March 2024, I explained that even though lined-drains were initially provided for in the road design, we later opted for block retaining walls at the embarkment of the road on each side. I had advised the Management after one of my visits to site that since it's a marshy area, introducing block retaining walls would be more cost effective and would help feed water-logged areas with runoff water for rice farming that the University could take advantage of. Thankfully, my advice was taken. Apart from the 15% cost that was saved as a result of the adoption of Value Engineering, the university community did take advantage of the opportunity to plant rice in the water-logged areas beside the road pavement. Our team has successfully applied Value Engineering principles to several projects, resulting in significant cost savings and improved efficiency. After all, the purpose of Value Engineering is to improve the value of a project by analyzing its functions and identifying opportunities for cost reduction without compromising performance. Value Engineering is a very important skill in construction management to achieve better outcomes in terms of cost, efficiency, quality, and client satisfaction. In conclusion, value engineering has proven to be a valuable tool in optimizing construction costs and improving project efficiency.
