HMP Millsike: A Model for Modern Sustainable Construction 🏗️ Built with PCE’s Secure Prison HybriDfMA system, HMP Millsike exemplifies the benefits of a platform-DfMA approach, delivering on the Government Construction Playbook’s commitment to better, faster, and greener outcomes. Using 16,500+ precast components and digital twin technology, the project streamlined installation, reduced waste, and enhanced safety, achieving 200,000 RIDDOR-free hours. It’s a Throwback Thursday here at Inner City Environmental, and what better way to start our first one than to take a look at our H.M Prison Holloway project. Timeline of project: August 2022 – August 2023 Services: ✅ Asbestos removal Including AIB removal from within full enclosures, cement and floor tiles ✅ Pigeon Guano Removal ✅ Hand picking of asbestos cement Details: The former HMP (His Majesty’s Prison Service) Holloway Prison Estate is made up of several two to five storey buildings that were previously used for prisoner accommodation, offices, welfare areas and a visitor centre. Inner City Environmental provided an asbestos removal package as part of the redevelopment works at Estate. This involved the removal of asbestos containing materials present within each of these buildings, including the cell blocks and roof top plant rooms. Materials varied from whole AIB (Asbestos Insulating Board) panels, AIB debris, as well as asbestos containing cement and floor tiles. Some areas, such as the roof top tank rooms, required an environmental clean of pigeon guano prior to any asbestos works taking place. Challenges: The client wished to maintain a full operational capability across the site, including a soft strip of the building the removal of non-structural elements during demolition work. We had to keep in mind these needs throughout the project, which also meant working simultaneously alongside the demolition of previously completed buildings, as well as tree surgeons clearing overgrowth and vegetation throughout the site, and bat mitigation efforts conducted on site at various points. Specific scaffolding designs with handrails and staircases where required for access/egress from the roof top plant rooms. Throughout the project we had constant communication and liaise with other trades on site to ensure clarity throughout the programme and to ensure that designated driving routes were kept clear during times of waste transportation. #TBT #InnerCityEnvironmental #Asbestosremoval #PigeonGuanoRemoval

Construction starts outperform last year - New data from Glenigan shows overall growth compared to 2023, with starts on site up 8% - Major projects (>£100 million) experienced a 42% increase in value, compared with the same period in 2023 - Main contract awards posted year-on-year growth of 3%, despite falling back on the preceding three-month period - Detailed planning approvals sank by 32% against last year, thanks to the usual summer and election-related slowdown Today, Glenigan, one of the construction industry’s leading insight and intelligence experts, releases the August 2024 edition of its Construction Review. The Review focuses on the three months to the end of July 2024, covering all major (>£100m) and underlying ( £100 million) fared better compared to the same period last year, when no major projects started on site. Major approvals also increased on the preceding three-month period and on the same time last year. Totalling £205 million, prisons accounted for the highest proportion (50%) of community & amenity starts, with the value jumping more than tenfold on a year ago. Regional Outlook Refreshingly, regional performance was generally impressive. Yorkshire and the Humber and Scotland performed strongly, with the value of starts rising by 10% and 4% during the three months to July and up 5% and 4%, respectively, on a year earlier. https://lnkd.in/eE8XK_BW

Translation Labour becomes frustrated with delays caused by a byzantine Building Safety Act 2022 and thinks it can threaten its way to earlier cladding remediation. It says: "We intend to: 1 create a legal obligation on landlords to remediate unsafe cladding so that those who should take action, but don’t, face severe penalties 2 give regulators – local authorities, fire and rescue authorities, and the Building Safety Regulator – robust new powers to enforce remediation 3 crack down on bad actors, by providing funding for regulators so they have the capacity to tackle hundreds of cases a year 4 begin accelerating remediation of social housing while working with the sector to announce a long-term strategy in Spring 2025 5 encourage and support developers to achieve their stretch target to start or complete remedial works on 80% of the buildings for which they are responsible by July 2026, and on 100% of those buildings by July 2027 6 speed up the progress of buildings in government-funded schemes by reducing the time from application to works starting on site 7 empower metro mayors to work in partnership with local authorities and regulators to drive remediation in local areas through Local Remediation Acceleration Plans – bringing together expertise, local knowledge and resources to create single area strategies" This statement has the law of unintended consequences written all over it. Remember that Labour also wants to reform 'Right to Manage' legislation so that it extends to mixed-use buildings on top of wider leasehold reform. #ThePropertyLawyersAlliance

35% Free Fungible compulsory to be given to Rehabilitation members of CHS - Landmark Bombay High Court judgement : Architect Shivaji Patil & Salil Rameshchandra - President - Federation of Grantees of Govt. Land The Bombay High Court has given a landmark judgement wherein they have ruled that existing members have to be given 35% free fungible area on existing Built-up area. This area cannot be used for any other purposes. With this judgement, it is now for the Municipal authorities viz. the Building Planning dept., builder/Developer and the CHS committee members - to ensure that this area is given to the existing members in the rehabilitation area. Otherwise they will be liable for contempt of court. There is another 15% Incentive FSI or 10 sq.m. per member, whichever is more, that has to be given to existing occupant member. Mr. Salil Rameshchandra, President - Federation of Grantees of Govt. Lands and Architect Shivaji Patil discuss this judgement.

As project lead for coordination and construction management of the new Helensburgh Police Station, Downer’s Government & IFM team facilitated delivery of a modular facility built off-site, minimising downtime for NSW Police. 🚔 The modern station will enhance the local force’s operational capacity by supporting up to eight officers compared to three previously and returns a permanent police presence to Helensburgh. Below is an update on my earlier post associated with the Sheffield Local Plan Examination but utilises the HDT and the new Standard Method calculation. While there are variations between LPA's overall the city region needs to increase its output by a 23% which means planning for a further 1783 dwellings a year above the current level of provision in the areas now mostly aging local plans. There will of course be instances in the 6 LPA's whose plans are over 5 years old where the failure to demonstrate a 5 year land supply against the new figure will result in the presumption being applied. When you advise and consult there are consequences. The sooner “journeymen” consultants are a thing of the past the better. People’s lives are in your hands so always act accordingly. Do the work and set the standard.
H&S consultant jailed for 9 months. Siday Construction excavated a basement & underpinned walls. H&S consultant Richard Golding provided risk assessments, inspections & cut-and-pasted method statement; made no reference to engineer drawing / propping schemes; denied seeing deep excavations, didn’t challenge dangerous works; & didn’t ask for excavation schemes. Siday changed work to hand-digging in unsupported trenches & a collapse killed the labourer. Siday director jailed also. So employers and advisors can and DO go to jail. #safety #construction #cdm
