Got my first email yesterday about bidding out a 12 property portfolio in the Pacific Northwest. This is a client I've been working with for the last 6-7 years. Why am I so excited?! I've been working with the operations team to develop processes to make their life easier. They used to wait until late spring or early summer to get these projects going. Last year we finally awarded 17 projects in July and only had 2 months to complete over $1.5M in work. We got it done but it was tough and we finished just before the rainy season kicked in. There's a better way. First tip... Start early. The 1st quarter is the best time of year to procure #capex work. Here's why: 1. Contractors are hungrier this time of year so pricing is typically better than later in the year when they are already busy. 2. It's easier to get bids back because they are not s busy. 3. You'll get the best scheduling options by being one of the first in line. 4. You can lock in pricing on materials. 5. Some materials, like roofing in particular, can take several weeks if not months to be delivered. 6. Some projects have multiple phases, like asphalt. If you have asphalt and seal coat scheduled then you need a month or two between each to ensure the asphalt cures properly. You want to seal sometime between June and September for ideal weather and temperature. This means you need asphalt to be completed around May or June.
