This recent EV Ready project at a condo property in East Palo Alto demonstrates how multi-unit properties can install EV charging without utility service upgrades by maximizing existing electrical capacity using our "right-sizing" approach to EV charging. Pando smart outlets provide power management so that properties can install EV charging at scale with the available power capacity that they already have—no need to get costly and time-consuming power upgrades. Project Details: Total outlets: 92 Average total cost per charger: $2,600 Average out-of-pocket costs (after PCE incentives applied): $500 each This method enables full EV charging access for all residents while avoiding costly and time-consuming electrical system modifications. Installing electric vehicle charging stations at commercial properties has significant advantages. But it isn’t always as easy as putting a few charging stations in the parking lot. Property owners are discovering noteworthy barriers to adding EV charging infrastructure, the most considerable of which are the limitations of the electric grid. A survey by Xendee, an EV charging and microgrid design services provider, reveals that 75 percent of EV charging station developers and operations say electric grid limitations present a significant hurdle to deploying commercial charging infrastructure. Most people buying mobile home parks do not know that you can get your utilities upgraded for free. Here is how you do it: ➡️ Call your local utility provider and ask for the engineering department. This may take 1-10 calls to get in touch with anyone. ➡️ Tell them your plan for the project and say we would like to get “x” utilities upgraded because we are improving the asset. ➡️ The utility provider may say yes or no to this upgrade based on the cost benefit that they run on how much additional revenue they can generate vs the cost to upgrade the existing infrastructure. 👉 For example, we put in three new homes in the video below. 👉 The electricity company decided it was worth it for them to put in multiple new transformers at our property because we told them we were going to be putting in 20 more new homes. 👉 They thought the upfront cost to upgrade the infrastructure was worth the long-term benefit of 20+ new households paying for electricity. ✅ Always check with your local utility provider as it could save you $25,000+ in additional costs!

30% of incremental distribution grid investments can be avoided by implementing managed charging. And 80% of EV charging happens at home - making managed charging for home chargers a very important piece of the puzzle. That was one of my takeaways from a panel I participated on with Akhilesh Ramakrishnan of The Brattle Group and Cristina Botero of ComEd at the EV Infrastructure Summit in Chicago. We discussed the impacts of EV charging on the T&D network and solutions including active and passive managed charging. Here are a few more takeaways: • ComEd has just filed a distribution time of use rate to incentivize customers to shift consumption away from distribution feeder peak hours. This is a passive managed charging solution for increasing effective distribution capacity! • EnergyHub's active managed charging solution automatically optimizes EV charging schedules for multiple grid services, including the reduction of peak load at the feeder level and even service transformer level. • Chicago's lakeside multi-use path is gorgeous and has three lanes: bike lane, walking/running lane, and open water swimming lane. I've never seen so many folks out for a post-work, open-water swim! #EVInfrastructureSummit
