The Peoria Tribe Housing Authority's groundbreaking ceremony took place June 20th on Q St. S.W. in Miami, OK. Jason Dollarhide, Director of the Peoria Housing Authority, spoke on the project, stating that 15 new homes were to be built. Chief Harper stated that the groundbreaking is a big step forward for the Peoria Tribe and that his focus is to continue to have these occasions in the future. These homes will have one to two bedrooms and be equipped with a storm shelter and carport. The project, funded by a Competitive Block Grant and a 25% match by the Peoria Tribe, will be completed within the next year. This week Spokane announced that they would be moving forward with allowing sixplexes across their city—two more units than required under the state's recently passed Middle Housing Bill—siting a lack of new units being produced due to the high cost of projects. I'm sharing my blog post on why Seattle should move forward with sixplexes, including a concept for flats that could make single-level living for families in neighborhoods a reality for the average person once again. If Spokane is having difficulty dealing with housing affordability right now, Seattle is going to run into the same issues. Liberal plan.... 750,000 new homes in the next 10 years 600,000 new apartments in the next 10 years. Given apartments and homes are equal... The Shortfall is (3,500,000 - 1,350,000) 2,150,000 and that's based on today's numbers. With the current governments immigrant allowance ( not including the illegal ones) each year that is not even close to the required housing units. Good job Liberals, you're such a screw up it's almost funny.

It is a great article which highlights the importance, vicariously, of regional SME house builders across the country, bringing smaller scale developments to the market in a shorter time frame. The continued consolidation of larger players in the market won’t improve matters which makes it all the more important that SME’s continue to drive delivery of units through a complicated planning system in the most efficient timescales as possible. Perhaps further consideration should be given by planning committee members when considering applications from SME developers, on the impact to local economies of a protracted process in both supporting local business and trades alongside bringing much needed homes to the market.

Great article in the Times by Rachel Clements: Constructing homes demands a considerable investment of time. Every housing project undergoes conception many years prior to any inhabitant being able to unlock the door to their new abode. Housing developments of significant scale, finalised near the start of this decade, trace their origins back to the planning initiatives of the early 2010s, if not earlier. #cognisantsearch

The AMI for Greenwich, CT is $127,123…meaning the unit would be available to provide “affordable” housing at a rate of $102,000. Is the article’s title really reflective of the reality? Does $102,000 a year sound like a single/ family income that would be synonymous with affordable housing? Perhaps there should be a redetermination of a different percentage (%) of AMI to be utilized if someone wants to tout they are developing “affordable housing.”

The new development at 1848 Vyse Avenue in the South Bronx marks a significant addition to the area, especially given the rarity of large residential projects in recent months. Spearheaded by Dunn Development, this 11-story building will cover approximately 90,000 square feet and feature 120 residential units, with a portion designated for low-income housing. The project, confirmed as a rental development, also includes a parking garage and highlights Dunn Development's commitment to affordable housing, evident in their past projects like the Bergen Saratoga Apartments and Frost Street Apartments. The development, located just below the Cross Bronx Expressway near East 176th Street, is near another Dunn project, Via Vyse, at 1812 Vyse Avenue—a supportive and affordable housing project itself. Despite the proximity and simultaneous purchase of the properties in 2016 for about $7.1 million, the connection between Via Vyse and the new development remains unspecified. This initiative emerges as one of the very few projects exceeding 100 units filed in the city lately, with only three others noted in March—all in Brooklyn. The recent state budget's provisions, including a new affordable housing tax break and incentives for office-to-residential conversions, may further encourage these developments. Senior councillors set to agree demolition of six high-rise buildings. Members of #LeedsCityCouncil’s executive board are set to approve plans to rehouse residents and demolish six high rise buildings, across #Leeds. The six tower blocks, initially constructed in the 1960’s, have exceeded their original design life, and would require significant investment for them to be brought up to an appropriate standard to have a future, as part of the council’s housing estate. Although the blocks remain safe at present, in light of financial pressures and the significant cost of delivering remedial work, the decision to demolish the six sites is set to be approved. The future use and development of the sites will be subject to further review, with the ambition to facilitate the delivery of good quality affordable housing on the sites.
