Following recent school closures due to the presence of RAAC in school buildings, Bird Charles Surveyors Ltd considers the implications for other building types constructed between the 1950s and 1990s. The use of RAAC is likely to be an issue that extends to both private and public sector developments including residential developments. The Building Safety Act 2022 may already provide Leaseholders with adequate protection against the cost of any necessary remedial works, where there is a Qualifying Lease. A further 27 schools / colleges have been discovered to have #RAAC in their buildings, bringing the total number of affected school buildings to 174. As some 98.6% of schools asked by the Government to complete surveys have now returned their findings there should be little in the way of additional schools / colleges added to this list. It is extremely unlikely that only schools, colleges and hospitals will be affected. All #rics #surveyors should be mindful of the risk of RAAC when undertaking building surveys of public and private sector buildings including residential developments from the 1950s through to the 1990s.
