🎉🏡 Closing Time: Celebrate the Removal of Contingencies! 🥳 Hey there, it's Bonnie Stoudemire from Exp Realty and the Stoudemire team, and we've reached a major milestone in the home selling journey! With all contingencies removed, it's time to pop the champagne and breathe a sigh of relief. 🍾 Now, let's dive into what happens next as we inch closer to closing day. The buyers will need to bring all remaining funds into escrow to ensure everything is in place for a smooth transition. This is when the final steps towards closing and funding the loan take place. Before the big day arrives, the buyer will conduct a final walkthrough of the property to ensure all inspection requirements have been met and that the home is in the same condition as when they made the offer. On closing day, both the seller and the buyer will meet at their respective attorney's office to sign the closing documents. It's important to note that funds won't be disbursed, and keys won't exchange hands until the sale has been officially recorded in the courts. This process may take a few hours or even an extra day, depending on various factors. Once the paperwork is filed and the sale is recorded, you'll receive a call from your attorney or agent confirming that everything is finalized. Congratulations! The buyer is now the proud owner of the home, and they can officially move in.
