At Nuveen’s annual nPOWERED event, I had a great conversation with Michael Sidgmore for the Alt Goes Mainstream podcast where we discussed some of the opportunities and challenges in driving product innovation in private markets. The evolution of private markets is accelerating, and the opportunities for innovation are greater than ever. Historically, institutional investors have been at the forefront of accessing new products, but we’re seeing a shift. Lessons from the wealth channel—where client experience and product accessibility are prioritized—are influencing institutional strategies. One key trend is the growth of public-private structures that allow for broader participation while maintaining institutional-grade investment opportunities. The mass affluent segment is gaining access to these strategies once reserved for large institutions. Another area I’m particularly excited about? Real assets, particularly farmland and infrastructure. Investors seeking diversification, inflation hedges, and long-term stability are increasingly looking beyond traditional real estate. With the world population growing and food demand rising, direct farmland investment presents a compelling opportunity—yet it remains underutilized. Risk management also remains critical. Many investors view alternative strategies as volatility dampeners, providing steady income while avoiding short-term market noise. A well-structured portfolio incorporating alternatives can offer both resilience and long-term growth. As the private market landscape continues to evolve, the challenge—and opportunity—is to bridge the gap between institutional expertise and wealth channel accessibility.
