I talked to an architect yesterday who told me something pretty wild. He said his firm had recently received approval from a client for the complete schematic design of a *whole building* without having printed a single piece of paper during the entire concept, design, and review processes. Speaking as someone who: 1) Is not an architect (not even close) 2) But has worked with many of them 3) Heard regular complaints from clients about how arcane the process of designing and building workplaces 4) Reads a regular stream of McKinsey reports about how far behind the #CRE and #AEC industries are on digital transformation. …this feels like a big deal. As with all other advances in our society, it will quickly become obvious which partners are, and are not , capable of this kind of innovation. Without paper is actually pretty easy Phil Kirschner! I would guess a lot of firms are working that way now. My last archiecture project (a 23 storey tower refurb for size content) we didn’t print at all (and that’s going back 5 years). PDFs for client presentations and builder drawings as well as visualisation tools. Internally we used coordination software between the team members. The bigger challenge for AEC is the C part. When can we build a building without paper - and even bigger deal - without drawings? Typically architects and engineers are building 3D models but then have to spend time turning these models into traditional drawings for the construction contract. It is a big duplication of effort and means often builders don’t rely on the models and so has various flow on impacts to mdole quality, as built models. It is happening but is still very rare.

Fascinating, Phil- coming into the A&D side from the client perspective I agree with the overall concept that the process is ripe for change. Many have tried and some progress has been made but the siren call of precedent is challenging; from both client and provider perspective. Intriguingly, one might look to #retaildesign as a good indicator of how rapid, constant change keeps up with brand evolution and the teams that support such have learned much about how to move things forward with increasing speed and positive impact.

What was the substitute material for paper?

It may well be revolutionary to some but we stopped using paper sets of drawings a long time ago in favor of a completely visualised process from inception to final delivery of a complete project. Awesome - the paperless office as imagined in 1994. When do you think these firms will take us through an actual model of a building....not a rendering...but a full-blown Physics-Informed Neural Network of a Digital Twin? Preferably before the first shovel scrapes the dirt or the first tree is removed from the site? Exciting times, Phil Kirschner, Exciting times.
