The Minneapolis tourism and hospitality industry continues to enjoy a strong summer. How do we know this? HOTEL ROOM REVENUE: Minneapolis hotels recorded more than $42.5 million in total guest room revenue in July 2024 – an all-time record (surpassing the previous record set in June 2024). And hotel room revenue in July was up 28.5% year-over-year. HOTEL ROOM DEMAND: The 219,422 hotel rooms occupied in July were the most since August 2019. Year-over-year, hotel demand in July was up 12.5%. HOTEL OCCUPANCY: Hotel occupancy in July 2024 was 68.9% – the highest monthly occupancy rate since October 2019. #TrendsandOpportunitiesReport2024 𝐍𝐚𝐭𝐢𝐨𝐧𝐰𝐢𝐝𝐞 𝐃𝐞𝐦𝐚𝐧𝐝, 𝐒𝐮𝐩𝐩𝐥𝐲 𝐚𝐧𝐝 𝐏𝐞𝐫𝐟𝐨𝐫𝐦𝐚𝐧𝐜𝐞 𝐋𝐞𝐯𝐞𝐥𝐬 As seen in Figures below, below, nationwide demand, supply, and performance levels reflect remarkable growth in the hospitality sector compared to earlier years. In 2023/24, the hospitality sector showed strong performance, marking a significant recovery from the pandemic downturn in 2020/21. The number of available and occupied room nights per day reached their highest levels, showcasing an all-time high in supply and demand balance in 2023/24. The 𝐨𝐜𝐜𝐮𝐩𝐚𝐧𝐜𝐲 𝐫𝐚𝐭𝐞 for 2023/24 stood at 67.5%, one of the highest levels in recent history, reflecting robust recovery, slightly surpassing the prepandemic occupancy rate of 66.1% seen in 2019/20. Additionally, both 𝐀𝐯𝐞𝐫𝐚𝐠𝐞 𝐃𝐚𝐢𝐥𝐲 𝐑𝐚𝐭𝐞 (𝐀𝐃𝐑) 𝐚𝐧𝐝 𝐑𝐞𝐯𝐞𝐧𝐮𝐞 𝐏𝐞𝐫 𝐀𝐯𝐚𝐢𝐥𝐚𝐛𝐥𝐞 𝐑𝐨𝐨𝐦 (𝐑𝐞𝐯𝐏𝐀𝐑) have shown substantial growth, with the ADR at its peak over the observed period. This resurgence in both demand and occupancy levels signals a return to pre-pandemic dynamics, driven by increased travel and hotel stays across the country. There's no such thing as a hotel market. With a multitude of choices, price variations are natural, driven by factors like demand, location, and amenities. So, when you see prices rise during peak travel times or drop during slower seasons, it's not because hotels are secretly colluding to fix rates. It's just the market responding to supply and demand. In other words, it's not about price-fixing but rather navigating a complex and competitive environment where value and quality shape decisions.
