Dublin's flexible workspace market, a snapshot: - Operator reported occupancy for 2023 was c.93% (Dublin 2). - Average Length of Term (depending on data source) 18-20 months, increasing YoY. At Ella House it is over 40 months. - Over 70% of transactions in 2023 were from financial services. - Desk rates for the best space are probably as high now as they were pre-covid. - January & February enquiries are very strong.
