Alway enjoy attending the Bisnow events, catching up with great people and hearing from people in our industry doign some great things. Here's a quick recap of the key insights that stood out to me during the event, and my quick take on Kadia Ouellette's "pipe dream" for a truly modular lab building. Continued Investment and Growth Jordan Fallman from Sanofi emphasized the company's ongoing commitment to investing in Massachusetts, stating that there's "no end in sight" for their expansion in the region. This underscores the Massachusetts's position as a leading biotech hub. Employee-Centric Approach The importance of efficient commutes was highlighted, with a focus on transportation hubs. This reflects a growing trend of prioritizing employee convenience and work-life balance in location decisions. Reimagining Amenities Dan McGrath stressed that amenities are no longer an afterthought in biotech facilities. He noted, "It's not good enough to have a treadmill and some weights you got from your brother." This indicates the importance of a more thoughtful and comprehensive amenity offering. Deanna Murphy added that spaces should "have a taste of things outside in the neighboring area," emphasizing the importance of integrating local flavor into workplace design. Flexibility at Multiple Levels John Swift from Buro Happold discussed the concept of flexibility at various scales: Building level, Floor level, and Bench level. Emphasizing that floor-level flexibility can be the most impactful. Research-Driven Space Selection Kadia Ouellette provided valuable insights into tenant priorities: • Understanding previous research conducted in a space is crucial for tenants to assess its potential. • Amenities are secondary to the space's suitability for specific research needs. • The ability to make quick adjustments is highly valued. • Her "pipe dream" for truly modular labs that can be easily reconfigured for different types of research. Cost-Effective Flexibility Bill Olson introduced the concept of "Day 2 flexibility without Day 1 costs," highlighting the importance of adaptable spaces that don't require significant upfront investments. ICYMI: The Texas Economic Development Corporation, Texas Healthcare and Bioscience Institute (THBI), Texas Association of Manufacturers, and the Texas Economic Development & Tourism - Office of Texas Governor Greg Abbott teams recently visited Highpoint, a multi-phase, mixed-use redevelopment located in Northwest Austin owned by Karlin Real Estate. Karlin has been investing in Austin for over 15 years and has worked with some of the world’s leading companies to identify strategic solutions to solve their real estate challenges locally and on a national and international scale. This ambitious project aims to transform existing buildings into over a million square feet of premium laboratory and office space in its first phase. Future phases of Highpoint may introduce multi-family residential units, retail spaces, additional office buildings, an outdoor activities center, and numerous campus amenities, making it a comprehensive development to support a vibrant community and business ecosystem. Breaking Through in a Big Way REAL ESTATE: Breakthrough Properties Makes Sizeable Investment in San Diego By Ray Huard SAN DIEGO – Breakthrough Properties, based in Los Angeles, in September marked the completion of a three-building life science campus on a 10-acre site in Torrey Pines. The 500,000-square-foot Torrey View is fully leased to several companies, including Pfizer and BD Biosciences. Breakthrough Properties, a joint venture of the real estate company Tishman Speyer and biotech investment firm Bellco Capital, is also converting a two-story University City office building into life-science lab and office space and in January acquired a majority interest in Callan Ridge, a two-building life science campus in Torrey Pines. The 185,000-square-foot Callan Ridge is fully leased. Breakthrough acquired a 65% interest in Callan Ridge from Healthpeak Properties, which built Callan Ridge and will retain a 35% interest in Callan Ridge. The 162,922-square-foot Governor Pointe by Breakthrough University City property at 6220 Greenwich Drive will become Breakthrough Properties’ second StudioLabs, move-in-ready office project in San Diego for new and growing life science and biotech that need to lease lab space companies, said Susie Harborth, chief business officer at Breakthrough Properties. “StudioLabs offers fully furnished private lab and office suites for companies growing out of incubators that need their next step or that need a launch pad in San Diego,” Harborth said. “We’re also putting in a new gym and a café,” she added. Opened in 2022, the first StudioLabs is in Torrey Pines and was fully leased before it was finished. “We had a company graduate out and move to Torrey View,” Harborth said. “We’re looking for someone to take the suite that they vacated.” Breakthrough Properties is converting a University City office building into move-in-ready lab and office space for life science and biotech companies. “Irresistably exciting” and “an industry of enthusiasts” is how Jane Hutchins describes working in science innovation, and I could not agree more. What a time to be alive! Spent the day in Cambridge for the Cambridge Wide Open event, and a few things stood out for me - signposting is such an underrated activity, yet it’s transformational for innovation clusters. Just knowing where things are. Even just putting pins on a map, giving people an excuse to pop in. We are all busy, and need that push. I’m a big fan of ecosystem maps. - This Cambridge ecosystem continues to feel to me like a tight-knit village, in a good way. Very connected. The same stories are celebrated across different parts of town by different players. Seemingly unencumbered by competition. Maybe there’s more than enough going around for everyone? - getting around the city, however, can be a challenge for the uninitiated/ not-with-car, and so I didn’t pack in as much as I’d have wanted from this trip: maybe do this event over two days next time? - really interesting slick presentations at The Bradfield Centre and warm community feel at Canopy (CISL) this buzzy and BREEAM excellent retrofit which is home to 20 Sustainability startups. They got their furniture from the second-hand market yet it feels so curated. They fought hard to keep existing floors. It turn out that great sustainability credentials are less about great technological inventions and more about standing your ground with contractors when they say “it would be easier/cheaper/faster to get a new floor in”.
