We are so excited to share that the Mount Union borough, the Mount Union Chamber of Commerce, and the Center for Community Action recently toured our new property, Mount Union Senior Lofts. Monday's tour group included council Vice President Cheryl Marino, council member Steven Pacheaco, borough secretary Taylor Aurand, former council member Wayne Querry, Alisha Grove from The Center for Community Action and Chamber members Steve Bartello, Tiffany Bartello, and Crystal Morrison! The tour was presented by Pivotal's Vice President of Operations, Tricia Braniff, CPM, and Vice President of Development, Trey Barbour. Nice but give it some thought if you were to buy here or anywhere given this as the new norm in new residential developments both social & private for rows & rows of terraced (cheaper to build) houses with no front gardens 7 mix of in-curtilage (your own space assigned to house / deeds / land registry) parking, assigned parking in common area, non assigned common area parking here are a few thoughts on the post below as an example Access may or may not be impacted depending on the neighbours vehicles and how they park them. #parkingwars #entitlement #selfish #bullies #lovehate #cantpickandchooseyourneighbours Do neighbours have more than 2 vehicles, a work van, adult kids with their own vehicles ? Is there ample off street safe parking spaces for additional vehicles ? Visitor parking provision exist on the street or estate ? EV Charging ? were all headed that way so off street and in-curtilage should be the standard to aim for House layouts back to back to share on services during construction Door to door is neighbourly but we all have family we don't get on with so the hope is you get on with your neighbours. Every door knock they have they're outside your door you hear it all, kids, door to door sales, chats #privacy #ontopofeachother What if #lovehate knock on the wrong door ? What looks good on a drawing or 3D image may not be effective in reality so consider a young couple moving in, start a family and kids grow. Also consider an established family with adult children / grandchildren or with partners Add in people with disabilities and access for the impaired, wheelchair bound or elderly with walkers Getting the pram / buggy - what if its #twins a side by side wouldn't be possible Even day to day stuff like getting that wheelie bin from your front window. The kids bicycles, the shopping, the stuff that needs to get into the back garden. Active travel, bicycles need to come through the house into the rear garden for security so is the hallway and its layout wide enough to allow that ? Would you manage the same with a cargo bicycle ? Lament the loss of a side entrance if you want to get a garden shed, cabin, outbuilding for the rear garden (assuming its an aspect useable and big enough) built up from scratch or crane the panels over the house (assuming houses back onto each other so no rear lanes). Patio, landscaping, extension to rear all that material in and excavations out through the house Lament the loss of the front garden, bit of greenery, bit of space, privacy from your front window and off street parking Liveable spaces, quality of living, useability Parking space width - get your new born in and out of your cars parked in that space without dooring. You might even have to do that on the street before parking the car up in the spaces Minimum requirements continually under pressure as the requirement for higher density increases. Fingal County Council has agreed with Glenveagh to deliver 36 affordable homes in Kilmartin Grove, Dublin 15. That’s all well and good and I agree something needs to be done with The Grand but there are fundamental issues that need fixing first. Scarborough has a massive pothole issue and the council seems to think that filling the holes with gravel will fix the problem. There’s a massive issue with drainage in Falsgrave park causing it to be either a bog or an ice rink. The council won’t grit it in the winter for fear of liability if someone has an accident, in the meantime, residents, especially the older generation fear taking a walk in the winter because they don’t want to fall. The A64 has had “talks” about it being a dual carriage way for years, when will this become a reality? There’s plots of land/warehouse at the back of Morrison’s that would be ideal for rock climbing/ice rink/trampoline centre to encourage residents and visitors all year round. What will be done about the fact there are Poundlands and charity shops but nowhere to encourage locals to shop local building a sustainable local economy? Surely these are issues that should be tackled before injecting millions of, presumably tax payers’ money into a project that will take years to come to fruition or is this a project for you purely to attract voters?

Does anyone know what’s going on with Spelthorne’s Local Plan? It seems to have been on ‘pause’ for quite some time. On 29th February 2024 the Council voted (in my personal opinion a shocking decision) to delete all green belt sites* from their examination stage local plan. This was despite the Council providing evidence to their decision makers that in doing so: 1) They would not meet their housing need 2) That 438 affordable homes would be lost 3) That 98% of their dwellings would now be apartments. 98%. Who needs family homes or a garden? 4) That various community benefits would not be realised 5) That only 0.7% of Spelthorne’s green belt would be lost 6) And that for context Spelthorne delivered no affordable housing in the last reporting year This was also despite the Council re-assessing each green belt site and acknowledging that a substantial number of them performed weakly against green belt criteria. The vote I believe was binary, so either keep all the sites as green belt or release all the sites for development. No ability to consider each individually on its merits. So the vote occurred and the Council subsequently wrote to examining Inspector to inform him of their decision (which requires the Inspector's consent to implement). On the one hand, New Towns are a marvel, but on the other, we simply must re-invest in our existing towns and infrastructure. It makes so much more economic sense to retrofit and refurbish existing buildings and high streets than it does to carve new towns out of fields (brown, grey, or green doesn't matter). The embodied carbon sitting in derelict buildings is a ticking time bomb...we need to bring those buildings back to life now, before they are so delapidated there is no choice but to knock them down. Every person reading this post will immediately know of an abandoned or under-used building near them that could, with a bit of imagination, be brought back into use. Where is the #PresumptionOfRetrofit and #DontWasteBuildings ethos? I want to envision better spaces and to revitalise our communities, rather than ignoring them and moving on to the next new shiny thing. Let's #RetrofitOneMillionHomes and then maybe we move on to new builds!

#MHCLG and #HomesEngland have worked hand in hand since the election to develop the key concepts, outline the risks, the opportunities and the potential routes forward to help advise the Minister and Government on the next generation of #NewTowns. It's amazing how much expertise sits in both organisations which has helped to underpin the journey so far. This isn't any flight of fancy - this is an amazing future and real delivery on a scale we have not seen for a generation. I'm so glad to see this finally launch in #Stevenage, and Sir Michael Lyons and Dame Kate Barker will be brilliant in leading this. Whilst there were many hands helping bring it to this point, Julia Krause and John Whetstone MRICS have played a critical role and been amazing. Biased, I know, given they are on my team! #HomesEngland have played a critical role in the current generation of large scale delivery, from #HarlowandGilston to #MeridianWater and beyond. Now we'll be bringing our unmatched expertise in funding, infrastructure, delivery and placemaking to support this transformational programme. Personally, living in a town that has over 8,000 homes underway that will double it's size, and minutes from Urban&Civic's Tempsford scheme, this is both incredibly exciting and reassuring. It's the real change we have been asking for - from sporadic development often delivered through Appeal decision, to thought out, connected, planned settlements our kids will be proud to live in. I urge everyone to read the press release and forthcoming documents. Critical is the first bullet point about the work plan. It confirms over the next 12 months the Taskforce will be "Meeting with new and existing communities to hear first-hand about the design of desirable developments". That's where the work starts and tells you how much this isn't about numbers but about you, and me, and the people we care about.
