The buyer does not plan to watch the grass grow here. They bought it to build on it. At the same time, we recently put another 200-unit fully approved development site under contract in the same neighborhood. This will be the fifth development site deal our team has closed in the West Side market. My second self storage closing was a direct result of leveraging my first deal. Here’s what happened, here’s what I learned.👇 Channeling rooftop brokerage, I called the local owner of Self Storage of Walkertown, a 111-unit property right down the road from my first deal, which was under contract at the time. The facility was 100 percent occupied. It was a cash-flowing asset with a strong valuation. 📈 We met with the owner in-person to discuss the facility’s potential. He was 80 years old, built the facility 30 years prior, and was looking forward to retirement. We sourced a local buyer looking to expand his portfolio in the Winston-Salem MSA. Optimal scenario for both parties. We had this one under contract in the pre-market stage just three days after signing the rep agreement. 🤝 It sold at list price. One of the reasons I love this business: It isn’t just transactional. The information you leverage as a market expert CAN change lives. This deal is a prime example: 👉 The seller took a huge step towards retirement. 👉 The buyer was able to boost their local portfolio.
