Undeveloped land is only good for one thing... developing... ⛔ NOT! ⛔ Undeveloped land can be used for lots of things, from recreation (which I love) to potentially enormous tax savings (which I love even more). Ways undeveloped land can help you save on taxes: - Conservation Easements - Federal/State/Local Farming/Timber Tax Credits - Deduction opportunities - Selling timber as capital gains instead of income Ways undeveloped land can be used to boost your income: - Natural Capital Exchange - Tree Harvesting - Lease out the land you aren't using (farming, hunting, etc.) - Water quality runoff programs - Mitigation Credits Photo below was taken from a tree in Upper Hillsborough Wildlife Management Area, just north of Tampa, FL.

Temporary ugliness. Timber harvest is a means to an end: - Financial sustainability to further improve the land AND motives keep the land in trees - Wildlife habitat improvement and diversity: not ALL animals need the SAME things at the SAME time… its about being specific 🤌🏼 - Reducing intense wildfire risk: there will still be fire, but a healthier forest can reduce the intensity from a catastrophy to inconvenience. Fire is actually good when used correctly in moderation! Its hard to see in the moment, but keep your eyes on the long term goals… #landownership #landownership #stewarding #christianliving #faithfamilyforest #sustainableforestry #biblicalprinciples #landandladies #forestmanagement #timberland #logging #conservationinaction #environmentallyfriendly #christianlessons

Great article from 2020! "Conservation Without Conflict is not just an approach, it is also a formal coalition. The draft for the coalition states, in part, the following: “Across our country, and especially in the eastern United States, the future of fish and wildlife depends heavily on private landowners. Each of these landowners values different elements from their lands, whether it’s farming, timber, energy, economic profit, national defense preparedness or any of thousands of other uses." - John F. WWF has published research on farmer attitudes to #rewilding. Another take on the debate around land sparing versus sharing. (Re)Wilding certainly captures the public's imagination. But it is an extremely slippery term and can be divisive. There is still room, even in England's crowded lowlands, for both approaches to coexist (spare & share). I personally prefer the drive for 'wilder' land. It captures a spectrum of better ways we can manage land for wildlife; doesn't presuppose that Pleistocene end points are best; and captures the public's enthusiasm without alienating certain groups. Wilder not wilded? Thoughts in the chat.... And check-out the WWF report. https://lnkd.in/euT-PGwC

𝐍𝐞𝐰 𝐔𝐧𝐢𝐨𝐧 𝐂𝐨𝐮𝐧𝐭𝐲 𝐒𝐨𝐮𝐭𝐡 𝐂𝐚𝐫𝐨𝐥𝐢𝐧𝐚 𝐋𝐢𝐬𝐭𝐢𝐧𝐠 𝐟𝐫𝐨𝐦 Todd L. Crosby! The Gault Creek tract is located in a quiet rural setting in Union County, on the banks of the Pacolet River. This unique property offering provides any discerning buyer many sporting opportunities and the potential for a permanent residence or family compound. With over 2,400 feet of frontage along the Pacolet River, this is a game-rich environment for deer and turkeys plus ample fishing opportunities that the river offers. The upland regions consist of well-managed pine plantations of varying age classes. The older stands have been thinned once and could easily be converted to upland bird habitat within a short period. These genetically improved stands of loblolly pine have been well managed and will generate revenue streams for years to come with sustainable forestry practices. This is a rare opportunity to purchase a habitat-rich property with much upside potential. 🖇 https://lnkd.in/gY2jzEnD #landscape #land #landforsale #realtor #realestate #realestateagent #hunting #recreation #southcarolina #southcarolinarealtor #conservation #timberland #landscape #southcarolinarealestate #landowners

Services throughout the UK Nationally the deer population is growing ever more rapidly. Deer numbers are estimated to be at their highest in the UK at any point in the past 800 years. In the absence of natural predators, the reduction of deer numbers, along with other wildlife, is becoming increasingly vital to protect new and existing woodlands, agricultural crops, environmental assets, conservation habitats and reduce the instances of road traffic collisions. At DIS we look at every case individually, objectively and in conjunction with the land owner or manager to assess deer and other wildlife numbers, the impact they are causing and how best to go about damage limitation & population reduction in a safe, discreet and humane manner. Importantly we deliver levels of control to meet the landowners’ objectives rather than maintaining deer numbers to ensure a harvestable surplus, a situation which is commonplace with many “deer managers” offering their services to landowners. Currently many landowners and managers are putting land into various schemes for which considerable grants are available. With payments for Countryside Stewardship, Environmental Land Management, Farm Clusters, native woodland & forestry establishment, coppicing of natural woodland, encouraging natural regeneration of various habitats and hedge planting & laying, this all means it has probably never been more important to have a realistic and deliverable plan in place for protecting these potential and future assets along with the initial financial investment from damage. #Deermanagementplans #deerimpactassessments #squirrelimpactassessments #woodlandmanagement #deermanagement #wildlifecontrol #wildlifesurveys #habitatprotection #cropprotection #woodlandconservation
